Why is the southern part of Bergen more diverse/better than the Northern part? (Newark: buying a home, buying)

Why is the southern part of Bergen more diverse/better than the Northern part? TOWNS LIKE CLIFFSIDE PARK, FAIRVIEW, RIDGEFIELD, FORT LEE, AND LEONIA ARE ALL VERY CLOSE TO THE CITY AND ARE MORE DIVERSE. I see whites, asians, hispanics, there. But when I toured around the northern part of Bergen County like franklin lakes, mahwah, allendale, and oradell it is very quiet and less attractive. no good restaurants, no diversity, no people at night, etc. I think Bergen County should remove all the towns in the northern part and keep towns like cliffside park and fairview.
Nice trolling. What effect would a county "removing" a town have anyway? And you know, some people don't like diversity. For them, it's a plus. So better is just your judgment call.

I don't know, but Montclair was in the talks at one point to get out of Essex County and become part of Passiac County. So I think it's quite possible/doable IF people actually even considered it. In which case, I doubt it.

Northern Bergen Towns are very high end. They attact the very well off families. What attracts those families is that it is nice and quiet and safe and not filling with people running through the streets all night.
There are some towns that have a large Jewish Population and others that have a large Asian population. I don't think any nationality have been blocked from buying a home there. The people who can afford to live there do and that is all there is too it.
Actually, it's more the eastern part of bergen, closer to NYC that's more diverse. Better? maybe. I would guess that many people in NYC moved into parts of bergen just over the bridge/river which accounts for the diversity.

I've gone through a couple times and definitely have found the northern part of the country more appealing.

Lower Bergen county towns where built up earlier than Upper Bergen county so you have a larger housing stock with closer access to NY and Newark which allows for cheaper houses (less land for the house and smaller homes) and easier access to public transportation which is convenient for those without cars to get to work.
Upper Bergen was built up much later and is the home of those post WWII cookie cutter homes and McMansions. The allows for the area to charge more for the home (more house and more property) and you are heavily dependent on a car to get around, so it leans toward a certain socio-economic group which can afford to live there.
Because in order to become wealthy in this country you must assimilate. The northern part of BC is wealthier.
There is however are large Jewish and Korean community up in the northeastern part of it. And I believe they count towns like Dumont and Bergenfield as northern, and it has lots of Filipinos.
