FWIW, and not to kill the party, but you have attorney review where they can back out for no reason, then the inspection. Get them to close asap, don't let it take longer then what you want.

middlesex county - crazy i agree
the our realtor tells us that there is another offer that came in this weekend and they just as flexible and are putting down about the same amount, so is that our best offer.

They took off market and relisted in Feb for $299950
Kids offered $285000 seller countered at $287500

I'd offer them even less. Bet they call back in a week and take it.
Or.....Make a standing offer at ...................... (low) and tell them it's theirs when they want it unless you buy something else. They'll sweat.
