Hi, can anyone living in boatworks bayonne help me with some questions. I am thinking about buying a unit there, since i really liked bayonne since moving here.

1) The taxes, the biggest problem with boatworks. Is there any development on this? were anyone able to reduce it from the crazy 10-12k a year?

2) The maintanence fee, seems pretty reasonable at $300. Is this still true? are there any special pending assessments? i have seen a lot of units went on the market from boatworks, i imagine that cant be good for the community.

3) The 8th street lightrail station that's been built, is it still on track to get finished? can you actually walk to the station or still requires driving.

Smile Boatworks

I live in boatworks. Have been for 3+ years. Great place. Reason so many units on market is because the US real estate market generally is poor. Most of units are short sale etc. There are some gorgeous units (including mine, email me if you would like to see it).

Taxes have been going down each year. Last year we appeled and got 30% reduction. This year again we appealed. They are coming down.

Dues are very reasonable, and go up like 5$ per month each year.

You will be able to walk to lightrail once built I presume.

Hello! I am thinking of moving to Bayonne from Staten Island..it seems like a nice place to live. Boatworks seems great but a bit out of my budget. I found a new construction condo complex and wanted an opinion on it. It's over on Broadway and 10th. All 2 bed and 2 bath with parking, hardwood, really nice and priced from 239-289K and sqf from 950-1100. Any thoughts on this area and these prices? I would appreciate it. thanks ..oh and 2 blocks from future light rail station on 8th!

Absolutely. We can hear them working on it from our house. Estimated completion date is September of 2010.

The station will be between Broadway and Avenue C. Boatworks is off Newark Bay, behind Holy Family. It's a bit of a walk -- at least half a mile, maybe more.

Taxes are high, maintenence fees were increased, great view of the dirty bay and container ships. Good humidity? What does that even mean. I don't equate living in Bayonne with being healthy either.
