Congrats. Mortgage. Are you a first time home buyer? If yes google sonyma. There is a list of lenders for co-ops. Actually. They are the same lenders you use as a non first time buyer..chase hsbc wells Fargo bank of America. Shop around and get the best interest rate. Lawyer. They might have a recommendation at the lender but do not use their lawyer. Or walk in a real estate office in the area and ask them if they have a recommendation. You can find one easily by a realtors recommendation. They wouldn't deal with bad lawyers but be honest with the realtor. They might think they will represent you as your buyers agent.

Thanks Marshland!I have pretty good credit.. I submitted my financials in June but as of yet, no interview and no request for the fifty dollar money order. I am a first time homebuyer and would definitely jump on an offer. My sister and I were offered chances to buy property in brooklyn.. She's definitely going for it since her number for la celia was much higher, she's not in a preference group,and for her the timing is just right. I was hoping that I would hear from la celia before any definitive decision had to be made about the other property.. Thanks for your insight and goid luck as well.

Well, El Barrio Girl said she was told she was the last applicant for CB11 and Nosagajene stated she was told she was the last applicant for Municipal Employees. Does that mean that 50% of the building is sold???

Hope2bblessed, I meant to say that city workers are the last preference group they seem to be bringing in.. I have not been interviewed yet.. I'm not sure how my preference would work or if it would help me out much if there are a lot of city workers ahead of me.. So far, I've just had to drop off my financials...no other requests have been made.. From what Ive learned from calling their office.. They only had a few offerings that started probably two Fridays ago.. 9 on that day.. I dont think 50% has been sold at this pt.

No...it sounds like they have gone thru those 2 preferred groups and another poster said she was a handicapped applicant who wasn't pursuing an apartment any longer. they have to make the attempt to follow the guidelines but if the qualified buyers arent there in CB11 or as city workers then they move on to people in NY outside CB11....to me it actually sounds like they havent come close to selling and have made offers to only qualified buyers who have strong financials, credit scores and can close soon so they can get the cert of occupancy. I still say...everyone hold tight and make sure your credit report is clean, that will make or break your chances....once they get the go ahead for occupancy a few other offers will be made...it really is a timing issue because you'd have to lock into a mortgage within 90 days to close and move in....now I wonder (as I suspect they will) go thru the list looking for first time home buyers to fill the studios ...dont they realize...I'm HERE!!!!!!! hahaha

could be someone who works for the dept of sanitation who makes $100k and has to pay top price...never say never...stay positive....if you want it...say it out to the universe and make it happen

I am not apart of the community board, but I have a low log number. I called to check on my applications. They said they are almost done with the community board members and that they will likely get to the non-preferential group in 2-3 weeks. She said about half of the units have been offered to the preferential group.

IMHO, This is actually very encouraging. If I'm not mistaken, so far only 2 possible buys are coming out of the CB, 108th St being one of them. The last of the CB is being completed, It sounds to me that there are still a lot of apartments left. Please feel free to correct if I am wrong. But either way, "it ain't over till the fat lady sings"

Hey Soontobe,

I don't think you can gauge how many apartments have been offered by this message board. There were a few thousand applications but there are only a dozen or so people posting here. 2 people on the board have posted getting through the process, but you have to assume almost all the people going through the interview process don't post here.
