I'm not taking no for an answer either! I'll apply for the appeal the minute I get the notice. How long did your appeal take?

Yes keep hope alive! APPEAL everything! Do you use a 1099? If so you will need taxes from the last 3 years. At some point they will request a 4506T, which is just giving them permission to get your tax transcript for the last 3 years. Did they email you a letter stating the reason for denial? Don't appeal until you have that letter. It should detail how much you went over. You will write a letter stating your job ends in 2 weeks and what you estimate your income will be for the rest of the year. (YES they will take estimates for self-employment). Good Luck to you

***No they can't advise you about how to handle an appeal and I am not a professional in affordable housing. I am just making suggestions based on my own personal experience with no bias towards the management company***

No 1099 I work regular temporary jobs (w-4). It's just that since I'm a temp the jobs aren't steady. But I'm going to appeal. They said they'll send me a letter in the mail.

How long did your appeal process take?

Both appeals were 3 days. If I were you I wouldn't use snail mail. I only suggest that because I inquired about why I didn't receive my 1st notice. I was told they would mail it. I told them to email me instead and everything moved a lot faster. That notice still didn't come in the mail. You only have 10days to submit appeals for denial when you're still in the interview stage. My last appeal I was given 12 months to complete it but that is cause it was about my credit (final stage). If you only use your income from 1/1/18 to to when the job ends will you be in 1 of the 2 income brackets for phase 2? Do you have the email for the person who interviewed you?
