Hi all! How does one sign up for the gym and how much is it?

There's no waiting list for the gym. It costs $160/year for the first member of a household and $130/year for subsequent members (or maybe just the second member, not sure about how it works for more than two people). There's also a Planet Fitness nearby that charges $10/mo, last time I checked.
I don't think anyone can give you an exact answer. At minimum, you probably need 25% and a couple thousand for closing costs. That of course depends if your credit and job situation is good enough for them to be willing to offer u a loan for 75%. Then you probably also want to make sure you have money for furniture or renovations and such, plus probably some money to pay for misc things.
For those drawn in the 2019 lottery, Penn South posted this recently on the FAQs page for Applicants:
"Info for people whose entries were drawn in the Penn South 2019 lotteries:
APPLICATIONS ARE NO LONGER BEING ACCEPTED
The deadline has passed for people whose entries were drawn in the 2019 lotteries to submit their complete applications to join the waiting lists for apartments at Mutual Redevelopment Houses / Penn South.
Applications that arrive by mail and are postmarked by 1/31/2020 will be accepted and manually entered.
Once the office has completed processing all submissions that arrived on time, applicants will be provided access to view their position on the waiting lists via the co-op website. Please be patient as this process is likely to take over a month from the application deadline."

Anyway, did anybody check the waiting list lately?
I can’t access the system using my old 1-bedroom number or my new transferred new 2-bedrooms number. Does anybody know when did the 2 bedroom list get updated?

I just tried to get into the waiting list and got a message saying that my information was incorrect. I'm on the studio list. I hope this means that they're finally updating the list since it's been almost a year since the last update.
