April is right around the corner and that is when the new AMI will be released. I was wondering if anyone knew how this worked in regards to housing that has already been posted on the housing connect website. Do they automatically change the AMI ranges or do they go by what is already set since it’s been published on the website?
Also I’ve been reading and it looks like the AMI is based off data from 3 years prior. So the data coming out next week will be based off 2019 data (pre pandemic) according to what I found “ The 2022 income limits will be based on the 2019 ACS data. This is important as the 2019 ACS was collected prior to the COVID-19 pandemic and, therefore, is unimpacted by the pandemic.”
“ We are currently estimating that the national median income will increase by just under 8%.”
Just wondering - what happens when this data is released? Will it retroactively apply to lotteries already in motion (the ones still releasing log numbers etc.) or only new ones?

IIRC there is a small window of time after new AMI numbers are released that use previous. Otherwise everything afterwards uses current data.
Out of curiosity, do you guys feel the rent will go up with the new AMI?
I'm in 130 and I'm already seeing quite a few 1 beds at 2700. I don't have good log numbers for the few I want and can afford. I'm afraid the new ones will be even more expensive.

Same as you a friend of mine said the same thing. Livingston and Willoughby are both close to $2700. While I don’t have a real interest in either, if that’s the trend, I’m legit out…
