Umm yeah, whoever is buying this property needs to have a structural engineer in their back pocket for as long as they live in the property, and that costs money. Need to be able to afford to have a yearly inspection on the property due to its high-situated perch.
I think a lot of the properties in the Bronx that sit on outcroppings will be priced for dirt cheap soon. But not this Inwood one.
That would scare me off, even if I had 2 mil laying around.
I know. My point is it's the A or nothing up there. Very limited transportation at that price point and the parking SUCKS.
If it had its own parking space it would be more worth it.

I'm trying to find out if it has an off-street parking space. That's a big deal to me nowadays, I couldn't live anywhere without it now. I had to park on the street for a few years before I got my parking space and it is a major inconvenience at times. The only lucky thing about that was that parking is usually good on my block until about midnight or so, and I've never had to park so far away that I could not see my car from my window.

Parking is terrible in Inwood. I had a car the last year living there and spent countless hours looking for parking, and then had the car broken into a few times to boot.
What does it have? It's an actual house in an area with few houses. Actually I think it's the only house on the market up there now.
That's not I was referring to. I think 7th floor cleared up his point, which is it MAY have parking. It should at that price. I don't care about it being a house... It's surrounded by HOARDS of apartment buildings that don't look quiet so it's urban meets "suburban" and likely isn't worth it unless you can't hear the loud music.

What I'm saying is that for some people, having an actual house there would be a big deal. Yeah, Inwood is full of apartment buildings, that's what it is. Some people like that, and others want to live in a less dense neighborhood. If you want to live somewhere suburban or full of houses, why even look in Inwood?

You can get a quieter block WITH apartment houses in Inwood at a much better price. Park Terrace West is a very nice area by 215th. Nice tree-lined streets and a MUCH more serene neighborhood feel. Paying $2.25 m to live on a busy ugly strip of 207th street isn't worth it. The only saving grace is the subway being a block away and Broadway for shopping if C-Town and Rite-Aid is your thing.

Sure there are nicer blocks in Inwood, but I have no idea of prices there (although I see 2 millionish estimates for houses on zillow). To tie it back to the BX, I don't see housing prices (for comparable properties) in the Bronx reaching Inwood in the next 10 years (or lots more). I know Bluedog thinks otherwise.
Folk thought I was crazy, 11 years ago, when I moved from Park Slope, Brooklyn, and bought my property in Parkchester, which, by the way, is in a great location and tons of amenities! Most of y'all saw this coming and rejected it! I made sure I didn't make the same mistake I made regarding Brooklyn and took the opportunity when it was cheap! And I was warned about Brooklyn, shoot, this whole city, in the mid-80s!
By the way, New York City is a different animal when it comes to real estate! A lot of factors go into this city's RE; lack of supply/land, high demand, transportation, walkability, etc! As far as specifically, the Bronx, well, two factors; 1) Section 8 vouchers paying rents may be contributing to rent spike. As an analogy, if you are going to argue that the availability of financial aid is driving up the costs of colleges (we've heard this argument), then a similar argument could be made to housing vouchers and rents. 2) Given all of Manhattan, even Harlem, is "unaffordable," it makes sense that train would trickle up to the Bronx!
