Avoid Sterling Park, whatever you do.

They are doing a lot of building around Dulles Town Center and the area directly south near Severn/Rt. 28. Most of it is townhouses, but some of the neighborhoods have smaller SFH--that's a possibility (I think, not really sure).

They just had a huge layoff at AOL, so it's possible people may be moving from Ashburn. Which might possibly lower prices in Ashburn (temporarily). The older parts of Ashburn are relatively affordable, and they're pretty nice neighborhoods.

Yes, Manassas can have some iffy sections. Stay away from the Liberia Avenue stretch in Manassas City, anywhere near Georgetown South, Irongate, and Coverstone.

However, Manassas, in the right areas north of the City, can have some great bargains and neighborhoods too. They'd be wise to include Manassas in their searching, as it'd fit the cost critera, not be too far to Dulles, and the Stonewall (and Battlefield) school districts should be perfectly acceptable should they opt against homeschooling.

The cons outweight the pros with Manassas. Having said that, the western end of Prince William minus the immediate Manassas and Coverstone areas are nice. The traffic stinks, but that's everywhere here.

Default Bristow VA

Bristow is a nice area about 30-minute drive from Dulles Airport. It's growing and has a beautiful Target nearby, Starbucks, Panera, Harris Teeter, etc., are also there. A town-center is also being built which will give bring movie theaters, bookstores, upscale shopping & restaurants to the neighborhood as well.

I have a townhouse there and may consider renting it or even selling it. Let me know if you're interested.

I don't think you could make it from Bristow to Dulles during rush hour in 30 min though.

For the price... go for Ashburn Leesburg or Brambleton. in some parts of Ashburn you could be at dullas in 15 min other areas closer to 7 would take you 20min. Brambleton off 267 again 15-20 minutes. Leesburg would be 30-40 at MOST on rt7 with the toll road it would be 20-30 minutes.

why go for 45 minutes to an hour+?

If you're commuting to the airport you'll definitely want to look at Loudoun County. Ashburn is fully built up and a little more expensive than it's neighboring communities like Broadlands and Brambleton. Prices have dropped considerably so you may get lucky in the newer communities of Broadlands and Brambleton. I just saw signs for townhomes in South Riding starting in the low 300s. I live in a townhouse in South Riding and it's quite nice, about 2200 sq ft in a great neighborhood. It's a 15-20 minute commute right to the airport. If you have kids, definitely look at South Riding, it's family friendly with so many activities for families and kids. Stone Ridge is 2 miles up the road and a little newer.

There's a new shopping center with stadium movie theatre in Brambleton and Costco is just 4 miles down the road from South Riding, there's also a Target there. Soon to open is a Home Depot, then in a year two new smaller shopping center. The large mall, Dulles Town Center is 20-25 mins away from South Riding.

How about renting? I have noticed that there are a lot of rentals on the market because they can't sell them right now. You could rent for a year while you assess the local real estate market.
