I'm not in the area, haven't seen it in person, but I believe it is north of the highway 95 and 17 (kind of 'between" them) outbuildings seem very nice, tack room, stalls in barn, board fencing, but I'm not there to see. It is not a double wide, it is a 2000 plus sq ft house, and it's about 20 years old. There is a very small stream on the property. (kind of near Tackets Mill?)
I don't know where N Stafford vs S Stafford would be.
Is 22134 North, and then 22556, 22406, and 22405 south? The property I'm asking about is in 22556.
High speed internet is available.

from what I see, 3-4 bedroom houses on 3-5 acres in 22556 currently range in asking price from $389k to $750k with the average at $508k.

katfizl, we're not trying to rattle your cage, but 99.8% of the folks on the NoVa Forum, don't live on horse property. If you asked about a TH in Arlington or Springfield; you would get some answers within 3%. A friend is building a 900 sf house with a 900 sf basement on about 120 acres in Orange County.....could be anywhere from 300K to 2 million....Stafford used to be the brunt of a lot of trailer park jokes; but it is now one of the wealthiest counties in the US......it is still commuter Hell...and from Tacoma, it may look close to the job centers on a map (and so does Woodbridge), but it is more like a slow painful death for commuters. All depends on where you gotta go. DC area is probably just a tad less than Seattle, mostly due to fewer water boundaries.

The OPs husband is commuting to Ft. Belvior so Stafford isn't horrible...and probably the closest is they want horse property.

The deniers will disagree, but you can check the assessor's office for the county, and you can look at zillow. But, even the mention of zillow is like a roll call of people still underwater in the exurbs form '06-'07.

Tacketts Mill
Beautiful updated house
In-ground pool
3 1/2 acres
2 stall barn

Sunshine Drive
House is move-in ready but dated
Above ground pool
8 acres
5 stall barn + additional outbuildings

I think the condition of the house & in-ground vs above ground pool are why these are priced similarly even though Sunshine has more acreage, an arena and barn space. Sunshine is more of a farmette than Tacketts.

Are they overpriced? I don't know but the prices seem reasonable to me (where a SFH on < .25 acre would cost just a much). You'll need to look at sold comps to determine that for certain though.

FWIW, Tacketts assesses about $65k more than Sunshine but keep in mind that assessed value doesn't equate market value.
