What should I expect to pay for a 2000+ sq foot house (minimum 3 bedroom), with 1-2 barns, and fenced (horse property), on 5 or so acres in Stafford? High 300s? Mid to high 400s?

Ok, I give up city data. I had my reasons for not contacting a realtor. I know this is a question I could've easily answered if it was asked about the area and state I currently live in...

There are too many variables for any of us to answer with any sort of accuracy with the minimal data you provided. Show us the house listing and you might get more answers.

Is it a double wide, or just a single? How close is the nearest junkyard? How far is it to where you can park your car and sit in a van for 2 hours to get to DC? Is internet available? Can you get a landline?

you need an appraisal during the buying process anyways, so yea, find a realtor and bounce those questions.

Perhaps it's different in Washington, but there are many other variables to consider when throwing out a guess as to how much a property should cost. Such as where in Stafford County? The age and condition of the home?

And when it comes to farms: The condition of the barns and property? Is there water on the property? Type of fencing?

Exactly.

Where in Stafford is quite crucial since prices in North Stafford tend to be higher since North Stafford is closer to DC. South Stafford, closer to Fredericksburg is much cheaper so even something that small plays a huge role.
