If by 'efficiency' you mean cramming as many homes into a neighborhood as possible, then sure bigger lots aren't efficient. I would never buy a house with a small lot though because I like having a backyard and a little bit of space between houses. A lot of the houses we looked at in Loudoun had depressingly small yards. Our lot in Vienna is .42 acres and I think it's about perfect.
