Me again... Currently living in Woodbridge and pining for the day we'll be able to move to the Vienna/Oakton/Reston area! We headed out to Vienna this weekend to do some neighborhood scouting and I was starting to feel disheartened. Seems like every few houses is a tear down and rebuild with a 4,000sqft house on a 4,500sqft lot. I personally love the smaller brick ramblers and the homes that were built in the 50's-80's and at least have some character and I know there are a lot left (especially, it seems, in Reston) but in 10/15/20 years will there even be yards with trees anymore?

In Reston, there will be. Very strict HOAs limit change, and a "green" environment was one of the goals of the overall plan.

I think this is one of the great reasons to live in Reston, with our strong HOA it will never become the strange hodgepodge that Vienna is currently experiencing.

4,500 sq ft lot is only a 10th of an acre. I am not sure they get that small for SFH in Vienna....

I was being a little facetious - it feels like the tear-downs/rebuilds are just ripping out old trees and putting up monster homes that take-up 90% of the lot.

We moved from Vienna/Oakton to Fairfax City because we too like the small brick houses on large lots. Now we have 2500 sqf on .3 acres. Perfect for us. About $200k less than Vienna and not competing with contractors in our price range.

Totally with you. Eventually it's all going to look like the Bronx. Big identical houses with a narrow alley between each one and almost nothing behind them.

In fact, the $1 million-plus McMansions inside the Beltway--those that haven't fallen down due to shoddy construction--I think will in 30-50 years be turned into group rental housing, as has happened to large houses in other major cities. Picture a large Victorian mansion in SFO--it would now be several separate living spaces.

The ones farther out I think will be torn down long before then and replaced by apartment complexes.

Most trees in the areas are bad and shouldn't be near homes.
