Target market for modern-day OC real estate:

- Single-income high earners (physicians, lawyers, executives, etc.)
- Dual-income, college educated couples (especially those in STEM fields)
- Financially independent millionaires (employed or unemployed)

— Business owners (25 or more percent of my neighbors).
— Very affluent retirees from outside of OC and usually outside of the state (lots of these are buyers where I live too).

The realtors seem to be trying to scare owners so they will sell and the realtors make money selling to people who want arouse but can't find enough on the market.

Was talking with many people in the industry and most are saying there has been a very sudden slowdown which is not seasonal and does not seem to be temporary. The OC Hyperbubble 2.0 seems to be gaining acknowledgement even among industry insiders which is ominous.

Not a bubble, just fewer homes on the market because no one wants to sell and move. No bubble.

with all the fires happening, developers should install automatic "fire sprinkers" around these subdivisions

that should solve the worries of homebuyers
