My husband is being transferred to Fl. He will be officing from the house, so we don't have to worry about any commute to work. I will be home with our toddler, and am looking for a good family, and safe area. We have been searching for houses this weekend and found a perfect one near UCF. Does anyone have any experience about the area. Its a gated area without rentals, so I'm not worried about students as neighbors,

I have lived in various places near the UCF area. From my experience, rental homes can pretty much be anywhere if you live near the campus. I have even seen 300k-400k homes as student rentals, there would be 6 students living there too, which was great for property values. Anyway, I would definitely try to find out if there are any rentals in that neighborhood. Which one is it anyway, if you don't mind? Rybolt's Reserve? Is it off Mcculloch? Rouse? Is it off Lockwood in Oviedo or Orlando?

It is in Enclave at Lake Price. I spoke to several of the neighbors, and they said they haven't had any college students in there and it is a very family centered neighborhood. I'm happy with the neighborhood, just wanted to some information about living in the area.

I know exactly where that neighborhood is. I had friends that lived down the road on Lake Pickett and also had other friends that lived closer to Tanner Road. If you have been up and down that area, you can tell it is a bit of a mix. The homes up and down that stretch starting from Colonial to where it ends at Tanner can range from your lower end and even rundown mobile home park to some nicer custom homes on the lake. The Enclave at Lake Price would probably be one of your nicer pockets in that stretch of road. I would assume ( I may be way off ) the houses there are 250k - 400k, unless you are right on the lake. Maybe $100 -$120 a square foot? I believe Mercedes homes built there years ago and those were closer to their higher tier models.

The mix of homes there also has some impact on the demographics, take a trip down Winn Dixie at Lake Pickett and Colonial some time, or maybe the Publix in Bithlo or the Publix near Colonial and Alafaya. Personally, I think that whole general area has become quite depressed and a bit more deteriorated in the last few years.

Anyway, IMO, if I was spending 250k-400k I would look in nearby Oviedo. You will not get as much house for the money, but I think most here would agree that it would be a wiser investment. Any address ( with a few exceptions) in Oviedo would certainly be a much better immediate area than where you are currently looking. Oviedo can also be just as convenient to UCF and will probably have a more desirable school district.

Overall concur.

Living near UCF can be dicey if you have to drive. The students drive with no regard to traffic laws or common sense if they are late to their 8am class. It is all about them.

I live approx 1 mile from UCF, within sight of Haggarity High School, and 2 miles from Seminole State College. I don't mind at all hearing the stadium noise, it brings back memories of when my kids were in school.

suggest you check the school scores. Seminole county schools are overall well regarded. Not so sure the Orange county schools in the nearby area are as highly rated. But my experience is that a student who wants to learn will learn regardless of the school scores.

Living in Oviedo you'd also get access to its recreation center(s) at resident rates (vs. out-of-city rates which are much higher).
