My own fantasy revised Philly rail map - uses current RR lines with new stops and a LRT hybrid

new loop line and a ton of existing ROW and some trolly add backs

Default Apartment complex planned behind the Rodin

^^^ Saw Inga's write up today (here's a better link: Changing Skyline: Building plan may hem in the Rodin). On its own, it would be a fantastic addition to that growing urban area, but located behind the Rodin? Would we endorse something like that being built behind the Lincoln or Jefferson Memorial? I'm not a big fan right now.

I live nearby and I'm torn about this project.

Originally there was a proposal to develop huge high rises on that site. So, imo, this is a bit of an improvement.

But, this is the rare instant when I agree pretty much with Inga.

As an aside I have read nothing about what is going to happen with the current Whole Fields building when the new one is built.

Development directly behind the Rodin might look very awkward but having a large, empty building across from the Barnes would be just as awkward.

I think it depends on having a much more detailed rendering. In concept, it's not inherently bad, but it needs to be designed in a thoughtful way (i.e., not overpower it). In fact, it could really enhance the Rodin area.

Philadelphia is now in a position where infill development is going to continue to encroach on historic/established areas, but it's important to not reject them wholesale because of concerns about "disrespecting character" and other similar complaints. These proposals should be seen as an opportunity to augment the built environment, as opposed to an insurmountable "threat" (which is a NIMBY mindset).

Love the Rodin but let's be real it is not the Lincoln Memorial. The fact that this building is so close to the Rodin and has the potential to over power and diminish a treasure of this city should absolutely be taken into consideration but I don't think the idea should be denied outright.

A good architect using high quality materials could build something here that could play very well off the Rodin.

^^^ Phillies and above. I didn't say I don't think this project should be built. I said I'm not a big fan right now. I simply think more care than usual should be taken to develop this site. I'm not sold on the current rendering . . and in my experience, actual brick and mortar projects, once completed, rarely fulfill the promise of renderings. I'm glad Inga surfaced this, as I'm sure it will shine a bit more light on this project as development proceeds.

And no, the Rodin is not the Lincoln Memorial, but it isn't a Hess station either. It's a perfectly proportioned little jewel box that that is one of the city's more important assets. If done wrong, development can ruin the setting for decades or even permanently. I'm sure with care and patience, a design can be developed that might not only enhance the neighborhood, but the Rodin as well.

The current depiction of the building is not really a rendering. The article states that none of the details or materials of the building has been worked out yet. So if none of that has been decided, all we're looking at is a mass study. I agree it does not look good, but that is not what the actual building will look like. That type of detail has not yet been worked out.

There have been some workers using light equipment to clear off the vacant lot next to Broad Street Ministries over the past week or so. This is the site where where Carl Dranoff plans to build his 47 story hotel/condo building. Don't know if this is a sign that some of the bureaucratic hurdles he faces before breaking ground have been cleared?
