We are relocating from Portland and have lloked at the condos in Litchfield, Renaissance Villas and The Villas at Palm Valley. We like the idea of being able to lock up and leave with little worry. Does anyone have any info on these two developments? Thanks.

Renaissance Villas are newer (2006) units ranging from $59K for a 1BD to $150K for a 3BD/2BA. I believe all the units have at least 1 car garage. Nice complex in good location. These are multi-story buildings, but units are all on one level.

Some research is needed on HOA fees, as I see them running from $150 mo up to $240 mo. I think the fees have been going up. Need to verify with HOA the actual for each unit.

The Villas at Palm Valley (actually in Goodyear) are newer (2009) and most of the units available are REOs with approval through the bankruptcy court. All units and buildings appear to be on one level.
Prices range from $93K for 1BD to $150K for 2BD/2BA.

This could be a real bargain as you are getting virtually new for an REO price. HOA is $125 mo, but is sure to go up once the units are all sold.

I am not sure why, but the Villas at Palm Valley are classified as Rental Residential (builder was probably trying to rent them). Consequently taxes are higher, about $500-600 more per unit. I think a little research needs to be done in this area.

Thanks for the info. Is the Villas at Palm Valley built out or did he developer go bankrupt before finishing? Do you know of any other developments worth looking at?
