Tempe wouldn't be too bad of an area, I actually like Tempe. It's a higher density area and most of the crime is property and not violent. However for $200K you definetly won't be able to buy a home there, maybe a nice townhome or condo. Is it possible to up your budget by $50K-75K, if so then you will be able to find a home that suits you.

I'd rule out Mesa, it's a very "iffy" area. One block can be filled with expensive, upscale homes and the next can be rundown. Maryvale...NO!!!!! You couldn't pay me ENOUGH to live there!

Chandler and Gilbert are both nice suburbs but again $200K won't get you into a home in either. A townhome would be possible though...

However, this is irrelevant as plenty of new homes are still popping up in the burbs for $190-200K at the lowest (or less for those who live way out on the fringes), and builders are throwing in incentives for free . Also, you should look into the foreclosure market at this point.
I was browsing through Craigslist for real estate and decided to look up Maryvale (since I don't have MLS access anymore ) and found they are priced from $170-$240k. Can ya believe it?
