Back in 1997 I met with the broker of an executive furnished rentals company. It was for a 2/2, 1200 sf gc condo. I watched them get 1800 for a couple of years, and it was never vacant. They were getting a mix of snowbirds and Honeywell people down here for training. Some stayed 6 months. The broker recommended 2500 in stuff from the roomstore to get it ready. Normal rents were running 850+electric. The fees were pretty high...rents are actually a little less now than they were in 1999.

I moved back to Phoenix 3.5 years ago. I bought a place in North Central (TH condo) without personally looking at it.
It's now in escrow for 90.9% more. It was a well calculated gamble that paid off. All the sheeple said rent; don't buy.
It's almost impossible to pile up a lot of cash when you pay rent and live paycheck to paycheck.
