No standing water still on Baseline just lots of mud. They had lanes closed and were using tractors to scoop it all up. The glass in the front door of my son's daycare blew in. They had the place boarded up.

One of the problems now that they've developed that area of South Mountain is every monsoon season they get flooded from the runoff from the mountain. I bet people are not told that when they buy those houses that they are in a flood plain.

It's actually the older areas that have the worst issues during the big storms. The newer developments are designed and built with these storms in mind. The worst area is Dobbins and 19th Ave right off of the canals.

Also, South Phoenix is not in a flood plain. Nothing to disclose when a house is bought/built.

I was somewhat wrong about nothing to disclose in this area. Here's the bad intersection I mention above. Mandatory flood insurance in this area. Notice it's older homes/lots.

I was in the last night after work while the sun was still out, the water was right about 90, so it was warm, but not quite bath water yet
