I hope that trend goes the way of the dinosaur. Granted its not the worst look in the world, but they all look the same! No originality whatsoever. What happened to interior decorating? Its gone cheap and lackluster these days. All of the "upgraded" homes we've seen need to be redone because they're just so BLAH.

Well, Cats...

Beige is Arizona's chosen & preferred way to fight Mr Intense Ol' Sol, regardless of the fact that decorators won't be able to splash pink, purple and teal flourishes all over our ranch-style, tract-type, Spanish-tiled abodes -- especially if Ms HOA has anything to say about it.

However, there are Barrios and certain non-HOA areas where bright and festive colors are acceptable.

It depends on the area and the price range. There are some really talented designers that go well beyond the gray and white boxes. Sub-$600k, it’s going to be much more cookie-cutter. Here’s a cool example:

In my area houses are various shades of brown from the old timey "navajo white" to the more recent builds that have several shades of brown for doors, trim, etc. There are also some grayish greens or greenish grays, maybe. Goodyear no longer allows two homes next to each other to be painted the same (in new developments) and HOAs require the same on repainting. IIRC my subd has 9 different color schemes that we can repaint with per HOA. Given the many elevations offered in new builds and the color variations, there is a bit of individuality now - especially compared to 20 years back when every house was painted with the same shade of beige (Navajo White).

Navajo White, terra cotta and pink rocks is my least favorite generation of Phoenix homes.

The OP asked about exterior paint color's effect on energy efficiency.

If you live in an early '90s tract home like I do (not built with energy efficiency as a top priority) you'll want to increase your homes energy efficiency where ever you can. That's why I went with a cream color. I figured white might look too stark, even though I like white's clean look.

If I was going to build, I'd opt for white porcelain concrete roof tiles. It WILL make a difference (as will radiant barriers installed in the attic.)

The painter also said that flat exterior paint does not reflect as much sun and heat as paints with at least a little sheen.

Ugh. This thread reminded me just how much I hate trends in things like this. Fortunately we have no HOA here and the Historic Preservation office doesn't get involved with colors. Our house is what might be described as a pale greyish shade of green. Our neighborhood has a variety of colors including blue, yellow, adobe orange and others. There is a house on the next street that is sort of a mustard yellow with bluish purple trim. I like it but others may not.

Is the historic preservation involved in a lot regarding the exterior, outside of paint?
