I’m really not even that surprised that a tear down is $650k there. The highly desirable parts of Phoenix have gotten very expensive.

Wow, they even took pictures of the inside to show how great of a home it is for a hoarding lifestyle!

In my best Mr. T voice - I pity the fool who buys this house!

I must be out of touch with what is hot and desirable. Who owns it? The Clampetts?

If you gave me that house for free with the condition that I HAD to live there, I'd pass. Let alone pay $650K. I see nothing desirable about that neighborhood other the view and the fact that it is a very central location. I looked at Google maps up and down the road at the neighbors homes. meh. I would rather take the trade-off of living even farther out than I am in BFE than experience that feel of that neighborhood day in, and day out. But all of this is subjective. I do love the charm of older homes. Just not a long wide ranch home. I underlined "I" because all of this is subjective. I can also see why someone would want to live in that area before Sun City. Or for that matter, where I am living now (Surprise). It's all about trade-offs.

My wife would sign off on that location and house and put in a couple hundred grand to super charge it. She wants to get closer in and she is focused on it. I'm happy as can be where I am at. So off I go to look at open houses. In order to get what I want and what she wants, I need to double it (or quadruple what I am perfectly happy with).

Who would have thunk people find this look appealing? Go figure...

That house is worthless, perhaps even a liability. It's beyond strange that they posted all of those disgusting interior shots. It's the land that you're buying. A third of an acre in a one of the best locations (JUST outside of Arcadia proper) with Camelback views and they may actually have a case. Really, you have some of the best restaurants in the valley right there, great bike riding along the canal, shopping galore with easy access to Scottsdale and the Biltmore, well-off young families everywhere, you're getting the Arcadia lifestyle at what could be well under $1 million. There's value there for someone. Their marketing makes no sense though.

I don’t see Camelback in those pictures. All I see are really ugly power lines, multiple power lines.

You're either being facetious or are missing many of the pics. That's an older area for you though. Even some of the several million dollar+ homes in PV have power line views. They weren't burying them back in the 60s and 70s.

Looks like a house where the original owners lived until they died. I’ve seen a lot of those in Tempe lately. Price is a little steep but it’s a good spot.

I was kidding. But in all seriousness, yes many older areas as you mentioned have above ground power lines, not that big of a deal to have a line running behind the house . But this looks like 2 sets of lines running along the canal plus another one that crosses the canal right behind the house. More than I would want to look at for what will likely be $1M once this house is torn down and rebuilt.

Yes, I agree, they're ugly and all over. In that area, you weigh out backing to the canal with no rear neighbors with the view of the power lines.
