I think you would find out a lot more about Grand from other perspectives than just driving through and Coco's. Just saying.

You were reading into my post too much. I gave some trade-offs and concluded the following:

In 2019 and for me, there no way in HELL I would voluntarily move to SCG because of one very specific reason: the F35 jets. They could have the best wood shops, finest golf courses, and the bestest peeps in the whole wide world! It's why I won't be living in Surprise long term. Obviously others don't care.

Now if golf is your #1, #2, and #3 reason for a community, then by definition Grand is a better spot (as well as other trade-offs). But what's most important is that you are delighted with your location.

Where is the zone of noise from Lucas AF Base? We are going to be visiting the Phoenix area next week to look at 55+ communities all over the valley. I know PebbleCreek and Sun City Grand have issues. So would Arizona Traditions and Corte Bella also have issues? Any other areas known to have jet noise issues? Thanks!

Yes. ABSOLUTELY. In fact, we studied Verrado (Buckeye as well. Their 55+ is called Victory. While not as bad, a flight pattern goes right over the golf course. Their golf attendant told me that they fly over a lot.

The bottom line is Vistancia will dodge almost all of the noise (1/10th of Grand or PebbleCreek). That all said, expect every-single person you meet to say "gee, we don't even notice it". Or, "we love the sound of freedom". It's frigging obvious.

We just spent the last week looking at about a dozen 55+ and Active Adult Communities in the Phoenix Area. We liked Trilogy Vistancia the best followed by PebbleCreek for communities selling new homes and thought Sun Lakes was a possibility as well and another possibility being Sun City Grand for resale homes. We visited Victory at Verrado and while it was beautiful if was a bit too out of the way as was Trilogy Encanterra.

We spent over 6 hours at PebbleCreek and about 4 at Vistancia and did not hear any really loud flyovers just some rumbling a few times in the distance. We did have 7 F35's fly over at another location and that was really loud.

the flyovers often occur at night, and more of them happen later in the month than earlier, so you might have missed the "worst" of it.
my friends who live at trilogy/vistancia, say they rarely, if ever hear the planes fly over, and, they have lived there over 5 years now, so if that helps you...I really like the Vistancia area and the facilities there are top notch, but only you can decide..

Here in Vistancia we get a few flyovers, often about 9PM, maybe once a week. Sometimes we'll see them in the day time. Loud but only for a few moments.

We currently have a golf course issue as I mentioned in this thread, here.

On October 21st (today), I have barely heard any jets. Some days they are non-stop and other days (today), not so much.

I have been back to Surprise for a week. Of course one day last week was Columbus Day (Monday). Zero flights on that day. Then we had the weekend (again, zero flights). If I based my decision on the last week, I'd say it is entirely manageable. But that's not the reality. But that all said, maybe the total flights will be down for a while. According to the Major who I talked with on the phone earlier this year, he said Luke is getting another 30 more F-35's. If they have parts, I assume that means more flights. But he could not guarantee anything as a budget cut could mean a lot less flights even when they buy 30 more. You know, it's the government.

my free advice: If you buy in PebbleCreek, you best enjoy "the sound of freedom". Unless you have hearing aids that you can turn down. Then it won't be a factor.

Edit: As I typed this, I just heard 3-4 jet events.
