Eh, I'm not sure how likely street-level would be here anyways given that it is across from PNC which is a ghost town aside from game day. I hope the final design is better, these things kind of resemble the conning towers from two submarines.

I do admire Mr. Stabile. He is willing to put down his own money AND take on the Rooneys.

spring hill suites is complete garbage. actually seems like a fairly good use of land if there will be some street level retail

You have to have a lot of pedestrian traffic going by to make street level retail worthwhile.

Unless you want to put diagonal parking in front to attract passing motorists.

'Cause what the North Shore really lacks is parking.

I don't see enough pedestrian traffic for most business models being produced here.

Maybe if the city could do something to really make the best use of the Federal/W. General Robinson St. parcel that the baseball stadium sits on to get the area more active on more days? If the city would erect an all-purpose stadium, to house both baseball and football games, and install artificial turf to make the conversions easier, the area would have a lot more pedestrians on a lot more days.

Are the parking lots and garages in the stadium district filled on weekdays? Do those restaurants get any business or are they open limited hours? Serious questions. I am rarely over there these days.

Not going to put any faith in this actually getting built as rendered. Right it more like dream of Stabiles...

It's the same as Oxford 350 Fifth Av, and the Mon River Tower.... I'm sorry but these tower announcements without a dominate tenant are nothing more than "wait n sees", by the time Stabiles does find an Anchor tenant, I suspect the design of the Building will probably be vastly different than what we're looking at today. I would even go as far as to say the entire concept may be re-written.

I run past the ones on Federal/General Robinson pretty regularly on Thursday nights, and the restaurants are open, and I probably wouldn't describe them as packed, but they def have patrons. There must be enough business in order to keep them staffed on weeknights.

I know when a group of my friends get together to watch a game, we sometimes end up over there because it is easier to get in and out of, and is a nice middle ground for when the group is coming from all over the city.

I agree with you (I know, stop the presses!). But I'm not sure if that would even be feasible at this site. The T is near this general area, not sure what direction it goes or it's underground path.
