Honestly, it's not an either/or situation. Look at this forum. There is a constant stream of people who are posting questions about relocating here. Some are looking in the city, some in the inner ring suburbs, some in the further out burbs, and some in rural areas. Some are looking to rent, some to buy. I see no reason why it would change as people move to the region. The biggest change I've noticed is that when I first started thinking about moving here in 2006, people would ask me why on earth was I considering Pittsburgh. When I moved in 2012 and ever since, it's more typical for people to tell me they've been hearing good things about Pittsburgh, along the lines of Portland or Austin. The popular neighborhoods will continue to appreciate putting pressure on prices in places like Brookline and maybe even some stabilization in neighborhoods that are now in decline. On the other hand, I don't think we'll be seeing Bay Area or NY level of appreciation in anywhere other than the hottest areas and we certainly won't see modest homes in places like McKees Rocks selling for $500k anytime soon.

Them bicycle lanes is the biggest waste of my money, yinz bikers should ride on the sidewalks n'at. Go Steelers!

But, you KNOW there are no sidewalks in Soulless Cranberry or the Great White North either.
