Social security or private pension income is what they like to see since it is a permanent income stream. You will need to know German pretty well to go through the process to get the residence permit. The caveat is first you need to find an apartment or home to lease under a contract and register as a resident of a city. Then you have to get health insurance in Germany - this is likely the hardest thing. Over age 65, private insurance companies don't really want you as a new customer. You will have to get a doctor's evaluation, and the insurance Co. will use any reason they choose to reject you. If you can even find one that will take you, they will charge a minimum of $600 monthly for coverage, likely much more. I found a plan by a private company under the government-regulated health insurance plans used by the majority of people in Germany which costs 15 percent of my monthly income.

After all of the above, you can apply for the residence permit. It can take 1 or 2 months to get approved and issued by the local Auslaenderamt (foreigner's office) and will cost 100 Euro.
I still can't fathom why Germany would make a well-off, law-abiding, contributing member of society jump through so many hoops to gain residency, then just open the floodgates and let in a torrent of Third Worlders from the Middle East and North Africa to come in and defile the country while living off taxpayer-funded welfare. The only explanation I can think of is that there is a widespread desire to commit national suicide.

That’s not why we have exorbitant rent n home prices. We lost over 1 million to Covid and they are more deaths than births. Most illegals are not buying homes or even renting- most live with others.
Black rock investments financed others to buy up to 25% of the homes and the greedy real estate market started a trend with it being a sellers market.
One lady in Sarasota area lived in a modest house 3/2 for 22 years. Last rental agreement was $1750 a month. New lease - $3500. You going to tell me that’s not greed. It’s also gentrification in some areas. The min wage - service state workers are being pushed out in droves by wealthy midwestern and other northerners. They aren’t happy just being snow birds, they want it all.
We don’t have enough utility, police, nurses, and down 9000 teachers by these greedy folks. We have 1 million empty homes in Fl. They are owned but sit empty by the greedy.
We lost momentum with new build and supplies during the pandemic and lost workers because nobody can afford to live here.
The elderly are renting rooms more than before- but associations don’t allow it so, with taxes n high it’s on a tipping point. It’s greed. Nothing more.
And at least in Fl., only 2% of the housing help during Covid was distributed, and most of that to land lords for eviction expenses.
Follow the money.

Yes, it is. If there's a glut in the affordable (or any other) rental market, rents go down. If demand exceeds supply, rent goes up. How do you not know this?

We used to say live in America because take home pay goes way farther , there’s no taxes to pay for healthcare and parental leave and massive social services, BUT

With the doubling and tripling of monthly rents, that more than equates what is like an average Joe getting hit with an encroaching cost of living that leaves NOTHING to be saved . And doing a cost-benefit analysis on moving to Hamburg, Germany or Barcelona, Spain or somewhere in Prague or a villa in Montenegro and working remote vpn …. And having those costs of living

Yes it looks like it is for the first time maybe ever in recent history , mathematically true that you can save more money not living in America than you can living in America …. Because thousands and thousands a month for rent gas and medical and student loans is hitting us harder than European taxes are hitting Europeans
Germany's 9 euro travel is only for a temporary period, and it only applies to regional train services, and like everything else in the end it's subsidised through taxes.

As for fuel costs, they are even higher in parts of Europe than in the US, whilst the price of houses is often dependent on where you live, and more sort after locations and property in some cities will often be expensive in Europe.

Certain areas of the US receive higher wages than certain parts of Europe, and they have lower taxes than some European countries, although some of this is offset through universal healthcare and better welfare schemes.

Europe is not some great utopia, and neither is the US or anglosphere, however the US and Europe are reasonable good places to live.

As for $4000 (£3,200) a month, that would get you an extremely nice rental property in most cities including London and Paris.

If you don’t want to pay 4k in rent, you can just move to a better part of the country.

Admittedly, everywhere in the U.S. is grossly overpriced for what you’re getting.

Monopolies.... The rich ruling class ...big business is buying up homes at a record pace. They put them on the market as rental properties. They control the market and rental prices. In 10 years they have recovered their investment and now they own a large percentage of an areas real estate with equity. They can't lose. Renters are the only losers.

The average rent in Kensington, Chelsea and Westminster is around £3,000 - £3,200 a month.

So, nearly up there.
