Hi, we are considering moving to PSL, I wanted to know if any Long Islanders have located there and how they like the schools and the area in general. thanks

momix, you might want to do a search of the Florida forums for PSL and schools, maybe add L.I. into your search string. There's SO much info already documented for this...

I agree about the search -- post again if you need some help on the best way to search. But, to answer your specific question, this is the Spring Training home for the Mets -- what do you think? Any Lon Gislanders?

Your quick answer should have been , "Nah..." because all Long Islanders are negative.

Seriously, most people in PSL either have moved up from further south or are from the NYC area. You'll feel right at home.

I am moving to Tradition from Long Island next week. Can't compare the NY schools with Florida, but we need to make a change and the area seems to fit us. Been to the west coast of Florida and it's all midwestern or natives... good luck

What are the prices like in Tradition to compared to the rest of PSL? I've really never done the math. For instance a single family home, 3/2/2, 1600-2000 sq feet?

Keep in mind, there are TONS of other areas in PSL. I've never been out to Tradition...do they have a school yet? That was their major selling point, a school IN the community? I'm sure I can find info if I look, but I figured since everyone is talking Tradition, a couple quick answers may come from my questions : )

What do you mean? Is Tradition not part of PSL? I just received a notice from City of PSL for additional waste tax. I live in Tradition. I don't undertand why some people in PSL try to separate Tradition from PSL. From begining, I think Tradition is part of PSL. Am I wrong?

I don't know extactly. Check REALTOR.com - Real Estate Listings & Homes For Sale, zip code 34987. I think 3/2/2, 1600-2000 will cost from $200K to $300K depends on the lot and the community. The builders also have a lot of incentive now due to this housing market. Stop by and check out yourself.

No, you are technically not wrong. However, while Tradition lies within the incorporated borders of the city, it is a very different community than most of Port St. Lucie. It is a special taxing district, which, like St. Lucie West, sets it apart from the rest of the city. Essentially, you have everything the rest of the city has in terms of police, etc., and in the case you cite, waste collection. You also have additional services not available in the rest of the city, for which you pay more. You have different zoning standards, different landscaping standards, different aesthetic standards, different minimum house size and minimum lot size standards, and much more. All of those factors were set by the developer, Core Development, wherein the rest of the city, they are set by the city departments.

By the way, the waste "tax" notice you received is not really a tax. It specifically says in the notice that it is not part of the ad valorem taxes, which are those taxes based on the value of your property. Properly, the waste amount is a fee, charged for the collection of waste (trash and garbage). In reality, the trash collection will remain in the hands of private contractors, but rather than billing you direct, the private trash companies will now be paid by the city, with the city collecting the money from you through the tax collection mechanism. This eliminates the billing and accounting costs for the contractor and ensures that every property will pay for waste collection. The lower costs associated with this are being passed on to the residents; we were paying approximately $280+ per year, now it will be approximately $240+ per year (I don't have my notice in front of me and am going from memory). In other words, it is a Good Thing.
