My husband and I have been resident in Rotonda West for the last 5 years. We are originally from the West Midlands in the UK. Rotonda West is situated on the South West Florida Gulf Coast between Sarasota and Ft Myers. You may already have heard of Englewood. Rotonda West is in the town Englewood although it is recognized as a community in it's own right and has it's own Zip code of 33947.
A master-planned circular community of over 20,000 acres of greenbelts, fairways, ponds, lakes and 23 miles of waterways, Rotonda West is a circular golfing community made up of seven distinct neighborhoods including Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh, and Pine Valley. It is a deed restricted community, Association regulations can be found on www.rotondawest.org. The Homeowners Association is mandatory and the fee is $119 per year.

Home sites are 80 feet wide and non waterfront lots/plots are 110 feet deep, canal front lots are 80 feet wide by 120 deep. There are a few lots that are 80 x 180 or 80 x 200. Englewood, Rotonda West and Cape Haze area are literally surrounded by the Gulf of Mexico. Englewood has miles of unspoiled, uncrowded beaches, world-class fishing, power boating, canoeing, kayaking and sailing. Additionally, you will find numerous golf courses and tennis clubs, as well as a local theatre and live entertainment. Rotonda is a great place for safe walking and cycling, you will see many people out for their morning stroll or power walk, you might even see us if you go around 5.30pm. It's a very friendly neighbourhood and is made up of both full time residents and short termers who stay in vacation homes. Although it is a deed restricted community, short term rental is allowed. In the center of Rotonda there is a community park with tennis courts, childrens play area and BBQ . It is approximately a 10 to 15 minute drive to the beach.

My husband and I are also Florida Realtors and we would be happy to help you find property here. You can see the type of properties available on our website www.floridabritsrealestate.com click on the property for sale page. This will give you an idea of prices and what the homes are like. It is currently a buyers market and with the exchange rate, now is a great time to invest.

A vacation home will cost around $12,000 per year to run. This is something that must be considered before purchasing. These homes can be successfully rented but if you are reliant on rental income to sustain the home, you must treat the purchase as a business. You will need a website and you will need to post your home on lots of rental sites to get bookings. You will only get out what you put in so you must be prepared to work at getting bookings. There are many free sites where you can post details of your vacation home.

Some homes are sold with rental bookings and furniture already in place. Paul and I specialise in vacation home sales and would be happy to give you as much factual information as we can to help you make an informed decision. Some of our potential customers go home without purchasing a home, that's OK too. While we make every effort to make your purchase a pleaseant and enjoyable experience, we do point out the challenges you will face owning a home abroad. You can be very successful but you must arm yourselves with all the correct information including what types of homes rent well, is it a good floorplan, where is the home situated, the age of the property, how much time can you invest to get bookings etc.. and most importantly, can you really afford to do it.

The process of purchasing Florida real estate is different to the UK, it is customary for a buyer to work with one realtor of their choice, hope it's us!!! We can show you any home regardless of the Real Estate company that has it for sale. Working with one good realtor will save you lots of precious vacation time. A good realtor will learn your likes and dislikes as you view homes and can show you homes that fit your criteria. Should you decide to make a purchase, the realtor will write up the offer contract. Paul or Debbie, when we recently purchased our Florida lot we drove around Rotonda Heights (we liked the water & sewer). We couldn't understand why it looked deserted. We saw that the black top streets were in disrepair and in the courts there was trash dumped that looked like it had been there awhile.

The other areas we toured didn't have that look.

Do you know why this area seems to have been abandoned? Someone suggested that it was near a water cleaning plant and therefore no one wanted to live there.

Rotonda Heights is a hot area right now. Lots of new building going on in there. Prices are lower than inside the circle, good deals in there now. I would stay away from the cut through streets like Indian Creek and Sunset because heavy construction truck traffic.
