I expect many transactions. I don't expect you will have time to pick and choose.
There will be houses, but the demand will keep static inventory low.
Houses will sell as fast as they become available.
My coworker got divorced recently and then went to buy a new house afterwards. He tried for a couple of months, getting outbid even offering over asking like everyone else. He finally went the new construction route.

Why pay a realtor upwards of 20k for doing nothing? I would suggest you find one of those flat fee services to list your home on MLS. It will cost you $1500. No need for a realtor in this market. I did this and saved big bucks!
