No, I did stretch the truth , to make a point. Actually these were 6 month contracts.The question really is , why did I sign the second one when my agent did not preform the first 6 months. By that time I was already working on the net trying to sell the place. Guess it's a false hope that was hard to turn down.

To add almost nothing to the conversation so far. I had a homeowner in a mobile home park call me wanting me to list his property. I told him my E&O insurance prohibits me from doing so.

He asks if I know anyone that could do a Craigslist ad for him. I told him "Sure".

He wants to pay me for 10 minutes worth of "work" constructing a Craigslist ad. Weird,

Just give me the particulars and I'll do it for you no charge. What's the world coming to?

Exactly!! Just because you dished out a little money, that doesn't mean it's gonna sell the house. You are saving your money not hiring the agent, that agents job has become YOURS!!

Do you know how to take the best pictures to be able to sell your home?! I'm not talking about you using your $400 camera. I'm talking angles & knowing what you should put away & store, along with rearranging furniture to make it look more spacious!!?? also, like many don't realize while selling .... Clean your house!! Make your front yard have more curb appeal.

Bottom line, takes effort!! Can't pass college without doing the work!

If I decide to sell my home I will more than likely try the MLS service a realtor offers. Figure I'll give it X amount of time and if no action then go with a local realtor. The service provides the full disclosure papers, I'll take pictures this up coming week and list it on the MLS for $250. Even with a 3% offer to the buyers agent I will still save about 25K.

You have it backwards, list with the Realtor first, get the local exposure.....and if you do not see some effort , jump in with alternate ways to sell the place,. As to how long you should wait for the Realtor to show real effort...it depends on the area and how hot the market is ( shortage of homes compared to potential buyers ).

We all know about all the dos and don't s, they are elementary . Just the fact you are on CD shows you care and have some savvy. That said , there is a whole world out there than has never heard of CD !

The other decision is where to market your home. Sure the MLS and the FSBO , and other ready places ( Its been a while since I sold my last place, about 6 years ). Also , some homes that are "special" in design, view acreage etc. may require a greater market area. I have always had that scenario.

For 25K I think it's worth putting it on the MLS myself and have the full disclosure completed along with professional pictures. If no action them I will resort to a realtor.

There is only one problem with your scenario. You cannot get on MLS without listing it with a brokerage company.

IMO in the near future there will be an issues with owners and not disclosing everything they know...a good realtor will be able to advise owners to avoid that from happening.
