I agree with other buyers that you shouldn't do anything more if you already got the house on the market. If a family really finds the lack of full bath a problem, they will bid accordingly.

I had the same situation with my 2BR condo. I only had 1 small bathroom because my home is an older brownstone. Lotsa couples who didn't bother to read the listing carefully came to see it anyway and ruled it out because of that reason. After one price drop, I got an offer from an older lady who appreciated the home and didn't mind the lack of 2nd bathroom.

Also, honestly, I am now looking for a home and don't even think twice about bidding on a home that had 4 BR and 1.5 BA. As long as there is potential place for a 2nd BA and the price is right, it's not a huge deal.

Also, may I add that the pictures don't do justice to your home, they seem rather blurry and aren't taken at the best angles. More would be nice too! Max. of 9 is allowed on realtor.com so I would ask your agent to retake them and post 3 more 'cus it's all part of marketing and getting people to see your home! Also, make sure the best photo is shown in list view. Entice them to click for more details.

Thanks again to everyone for your input and thoughts. It really is helpful.

It has been really frustrating to have our time wasted by people who come out to see our house only to complain it doesn't have enough bathrooms. THE NUMBER OF BATHROOMS is clearly listed in the listing! If they need at least 2 full baths, why are they wasting our time? It takes us HOURS to get our house ready for every showing!

Very tiring.

I will see what I can do about getting some more (and better) photos up. I do think there are more on the MLS listing (that don't show on Realtor.com) but I will double check into this. Also, I realized that the photo of our kitchen is an old one (prior to when we replaced the cabinet hardware and neutralized the backsplash tiles).

I responded to your post in the house forum and gave you some suggestions. Your home is stunning. I thought of something else after reading what some of the realtors have said. I agree not to touch the house in terms of renovation. My mother sold the house I grew up in and it had an awful kitchen. Orange countertops, mirrored back splash.

She wanted to remodel the kitchen and her realtor said NO! She did anyway and during the tear out, all kinds of issues popped up. She spent a bundle on the kitchen and did not re-coop any of the costs. It was a nightmare and she also had to stop showings for over 2 months.

You can't please everyone, you just have to find that one person. They will come. Hang in there and be patient. Nice sofa by the way, I have the same one. You got great taste.
