Wait a minute - are you saying a Realtor shouldn't list our home unless we're desperate to move?! In our contract with our realtor it states that she will do everything in her power to sell our house, which I believe she is doing. Our reasons for selling are none of the Realtors business and should not influence how hard they try to sell our home.
No, I'm saying if you weren't going to be aggressive in your listing price compared to comps (if you were quote unquote "testing the waters), its probably a waste of time to you and your realtor because most likely it won't sell).

I guess you have to define being "aggressive". We priced our home in accordance with the comps and factored in some negotiating room. Today we got an offer for the comp price. As it is, we're losing at least $10,000 because of the slow market. I have no problem with being competitive, but we're not willing to give our house away for a fraction of it's worth.

It doesn't matter if you lost money or not. Its "worth" what someone paid for it, plain and simple.

Your house doesn't have an intrinsic worth. Re-sale houses are worth what the market will bear.
We put our house on the market 3 days before Thanksgiving 2007 and received a full price offer 4 days before Christmas. We accepted and closed on the house two weeks ago. We had between 12-15 groups of potential buyers look at the house. The house was priced right for the neighborhood AND we had an awesome realtor. Our house was on the market for 32 days. Our realtor worked really hard, marketed the house very well (lots of internet marketing), and kept in constant contact with us regarding feedback and what the potential buyers thought of our house. We made changes to our kitchen after two weeks on the market. We bought new stainless steel fridge and oven/stove. Also, several weeks before we put the house on the market, we rented a storage unit and put all our extra stuff in it...stuff that 'junked' up our house in the eyes of buyers (a lot of our kitchen stuff like china, wine glasses, extra furniture that didn't look good for staging the house, nic nacs, etc.).
We kept the house immaculate and cleaned like crazy people an hour before each showing. Not easy with two kids and two dogs during the holidays. But it paid off.
Wow wish my clients would listen and do what you did. I need to get tough on the uncluttering and cleaning thing!! I bet your realtor loved you.
Mine is for sale in NJ, there are a lot for sale in my town, I had 3 lookers so far, no takers yet, I hear that mtg rates and spring weather should help us sellers. I am in no hurrary so I am OK with the wait, I guess! I lowered from 315 to 299, but wont go much lower if at all.
I just don't understand We have been on the market since Sept. We have been told lately we are priced right and BTW this is the price I wanted in Sept but our realtor and hubby said NO to low.We have been getting more showing two yesterday and when our realtor calls for feed back everyone loves our home and nothing negitive is said about the house. I see the comps and we are lower not by much but lower then even some of the smaller home.One problem is that from the outside our home looks like a one level but it is a two story but the mater bedroom and bath our down stairs.One couple didn't know this (I blame his realtor) and he used a cane. I do not go to the upper level a lot no need to since it is a great guest retreat. Two big bedrooms and a full bath and when we have guests they have their own space.
