I just bought a Honeywell 9585 Color Smart Thermostat for our living room and plan to buy another either this Black Friday or next year for my bedroom zone.
I initially bought it because I thought our old Honeywell VisionPRO 8000 thermostat was bad, but turns out the AC system needed a new damper, coil, and refrigerant.
However, will it do anything to increase home value if we ever decide to sell in the future? We have three thermostats in our house, the other two being a Honeywell T5 touchscreen programmable thermostat (not the smart version) and another VisionPRO 8000. The second 9585 Color Smart Thermostat will replace the T5. I think one key advantage the 9585 has over the VisionPRO 8000 besides a color screen is that it can connect directly to Wi-Fi, while the VisionPRO 8000 requires an add-on RedLINK hub to add Wi-Fi capability.
I'm not a fan, others are. I'd suggest asking your realtor, who would know more than I do about what buyers in your area want.
I was thrilled when my new Trane HVAC system came with a very simple thermostat. It isn't even programmable, but has giant LED numbers that are easy to see, and a button to raise or lower the temperature. That's all I want in a thermostat.
The actual air handler will make a difference but not the thermostat. I think of it as a nice convenience but certainly not a deal breaker for a buyer.
I was wondering if this was somehow a $5,000 thermostat.
Smart thermostats will appeal to some - primarily a techier crowd. But they also know how to google, and they're not paying you more for a several hundred $K house over a $170 item.
I tire of smart stuff. I pine for the days of mechanical thermostats without batteries. Push the little pointer or turn the dial. Warmer, Cooler. Perfect.
And, as others have said, "No. That thermostat will not increase value at all."
Absolutely not. Same goes for Ring doorbells. We have crimsafe screens on our whole house (at cost of $20K) and they will also not increase the selling price of the house.
In fact, a brand new HVAC will often make very little difference in selling prices. Water heater will make no diff — tankless or otherwise. All those things are expected to be functional and if discovered by buyers to be old, might be a later negotiation for price reduction.
Updates to the physical structure are the only things that count. Kitchens, bathrooms, flooring and sometimes landscaping. In fact, even a pool will often not increase the value more than a few thousand.
