Would you do the changes yourselves ?

Artemis, most of it yes.
It is basically removing cabinet doors and covering the blue paint on them, clean up the wood floors and paint every room then have a new furnace/AC unit installed since they have a window air conditioner currently.
I'll post the links for both and see what you all think.

I like the second one, myself. I love the woodwork, and the transom windows upstairs.

Looks like she'll be needing new windows too, and I'd use that in negotiations.

In the description it states a second bathroom is not completed but the materials are there so we can choose to complete ourselves or the owner do it before we take possession.
We also noticed the window replacement so we are hoping to offer them $22,000.00 cash and be done with it.

In addition to that the town is just big enough if one wanted to open a small take out shop it would do fine as long as one does not plan on getting rich quickly.
It isn't too far from a very popular camping/boating area either so there would be a potential for Spring/Summer/Fall business as well.

Ooh tough.
I do like the 2nd one more too, it's a really lovely home and it was built in 1915 , original woodwork - love that.

Same here and I absolutely love the foyer entry, not overdone but not too small either.
We hope to be looking at it this week and depending on what we find and how it feels we will make a decision and an offer.

Mags, I hope the rest of your shift goes smooth
Artemis be sure and let us know if the world disappears on your side so we can plan accordingly and it is always a pleasure to see you.

I need to get back to bed for a few hours so I can get my latest project finished today and get the next one started.
