Not very picky about community. Of course, parents that are young professionals would be perfect, as that's the category my wife and I are in, but we're open to live just about anywhere that's not too far from College Hill (>45 minute drive, >30 miles probably not ideal). We just want a nice, safe community. Doesn't matter where.

Do you have some suggestions?

Yep see what you can find in Barrington, or maybe Western Cranston where your budget will go a little further. No need to drive 30 miles.

If you're not very picky, want safety, schools aren't an immediate issue & your budget is under $300k, Barrington would seem to be too pricey & overqualified. Sounds like you may be describing Coventry. However, in Coventry you may have to give a little on being surrounded by young professionals. You're likely to get plenty of those types where you're going to work on College Hill.

Your lower price point (under $300k) may be the principal restriction on where you land, if you buy. But, if you rent, a budget of up to $3,000 mo. will make most of the state your oyster.

However differences in towns are huge. Do you want establish community, newer, rural, near the ocean (we are the ocean state) or in the "woods"? Rather a quieter vibe or importance to get to shopping quickly. I can't comment much above Providence, but one basic thing, the east bay - as in the main roads/towns going down the east side of RI are quieter, less established strip malls. This is great for quietness, but frustrating perhaps if you want to hit trader joes in 10 minutes. Barrington, due to schools (along with East Greenwich on west side) are generally recognized as highest achieving schools, as a result taxes reflect that as well as housing prices.
Being the Ocean State, proximity to Narragansett bay (one of the treasures of the country) commands higher prices, also flood insurance comes into play.


There are some nice towns on MA side within distance, however 30 miles can equal hr commute easily unless off hour commute can be done.

Good answer! Try to rent and then determine where you want to buy- your rental budget is good- your purchase price for a home is definitely on the low end.

You say you don't want to live in the city, but the best place for you to rent in is probably the East Side of Providence. Brown U has house rental listings here: https://www.brown.edu/offices/real-e...ampus-listings

If you rent on the East Side, you'll find plenty of people with children and many amenities and places to visit. It is not at all crime ridden! You might even be able to walk to work. Commuting to College Hill from other towns is a real drag given rush hour traffic. Plus, where will you park?? College Hill has extremely limited sticker parking. I live in a quiet section of the East Side between Elmgrove and Blackstone. There are many Brown professors, doctors, lawyers, etc in the area.

When you're ready to buy, crime reports and neighborhood stats are easily found online. Also remember to check flood plain maps.
Communities, such as Barrington, are low lying and many houses there, for example, require flood insurance. Always check property taxes as well and what you get for your money in terms of services.

OP, more info is needed. Are you planning to stay in the area for a long time? If so, you should think about schools. Holly's suggestion (nice suburban part of the East Side of Providence) is good, but you'll be renting...and looking at private school. If you go with Barrington, there's no need for private school.

Also, your budget seems strange in that it's pretty high for renting but very low for buying. At 300k, a 3 bed, 2 bath, in a nice safe area is very likely going to be a fixer upper.

And I don't agree with the person that suggested Coventry.

OK- two dogs are out for the East Side. Also, I just discovered (changes every year and always higher!!) that 3k is too low for a freestanding house on the East Side.

More wooded areas that might take dogs are Foster and Glocester- basically look at a map of the western part of the state.

But to remind you, if you're going to drive into College Hill, you will need a guaranteed parking spot. Big problem unless one of the colleges is giving you a guaranteed spot.
If you take the bus in from East Overshoe, you will probably have to transfer downtown to another bus to go up the hill. Good luck!

I agree with the Barrington and East Greenwich suggestions. These are beautiful suburbs of Providence with great schools and family activities. That’s where I would look. Jay
