I asked this question in a different thread of mine, but I think it'll get lost there, so I'll ask it on its own here....

I have this idea about a neighborhood that is less than 10 miles from downtown, is safe, clean, family oriented, older, with lots of trees, and has homes available for $150-$200K. Oh, and of course- good schools. Oh, and let's not forget a public library....

Does such a thing exist? I'm an idealist and like to shoot for the stars, so don't be afraid to tell this dreamer that she's dreamin'! If such a neighborhood *does* exist, can you give some zip codes, some street names, or even the name of an elementary school in that magical, perfect neighborhood so I can orient my search?

Sounds like you want Northwood. It's in 78209. The school would be northwood elementary. The library would be the oakwell branch.

Can you be more specific about the size and type of house you want? And what side of downtown....that makes a difference unless you're commuting from San Fernando Cathedral (the geographic center of Downtown - "Main Plaza")

I don't think you'd find a 3-2 in Northwoods in that price range unless you're looking for a condo...and then it might be a 2-2. Great area however!

There are a lot of up and coming neighborhoods closer in. Northwood, Lavaca, Mahnke Park, Terrell Heights, Castle Hills, Anything East of Blanco inside the Loop 410. There are others that have more suggestions I'm sure.

Not all of these areas have the best of schools, but I think you mentioned being Catholic in the other thread. There is a very strong Catholic School system throughout the city. If that is an option for you then it give you much more flexibility in where to live.

Department of Catholic Schools - Archdiocese of San Antonio

There is always Terrell Hills, Alamo Heights, Olmos Park, and Monte Vista. Though it will be much harder with your price range. If you find it there it will be small, needs work, or most likely both.

We are not firm on size- we live in SoCal after all, so most of what we have to choose from out here is tiny! Plus, I'd rather have the ugliest house on the best street than some ginormous house way out in the boonies.

As for the commute, right now my husband's commute is 45 miles...so really anything's gonna be better than that. The proximity to downtown is *my* preference because I like to have access to everything that a city has to offer and would rather not have to drive 40 minutes to get there. When you have kids, the extra few minutes driving can be the difference between doing lots of cool stuff and just sitting around the house.

So, I guess what I'm saying is that 12 miles from DT would be fine, but 20 miles would not. And I'd like to be north or east of downtown (easier access to Houston and Austin)

And a fixer is absolutely right up our alley. Granite countertops and stainless appliances wouldn't really sell me on a house, but walking distance to a great school really would.

There are a lot of brand new neighborhoods popping up all over the southeast side of town and if you jump on 37 N (hwy) you can be downtown in less than 10 minutes. Some of these new homes are by DR Horton, Meritage, Sivage, KB, Fieldstone, Armadillo, etc.. Most of these home are less than 250k and as low as 80k.

This is gorgeous to me. Would be waaaaaaaaaaay out of our price range if this same house were here, so I can't believe we might be able to have something like that someday. That's the kind of thing that makes me willing to leave my beloved city...
