Maybe KB is making them a premium with NO HOA? (HOA's are getting a bad rap now, so many won't touch an HOA.)

It's located in (East) Highgrove, CA area, actually, but uses a Riverside address in this unincorporated town still (it will merge someday). East Highgrove is now officially more-expensive to live in than Temecula, Eastvale, and even Corona too. UC Riverside nearby is driving its economy up. It was formally an orange farm field, until it was cut down by 2000.

No HOA homes do have a higher-base price than with HOA. Spring Mountain Ranch is currently KB Home's #1 best-selling community in the whole southern California.

Highgrove: A blast from the past for me. I lived there for about two years back in the mid-70's. Lived in an old apt complex right next to the freeway. Also, lived in a big old haunted house that they renovated into apts. Really creepy place. Some really bizarre things would happen there. Only lasted 2 months there. The house was huge, ike an old Victorian or similar. It was on a corner, near the freeway, but the opposite side from the apts, and further down than the apts. It had a neighborhood around it, but I could never quite remember where exactly long after I moved away. I thought Highgrove would have been annexed into Riverside by now. Or imploded. It is amazing that it is still there.

Oh... we can tell for sure. That's 100% highgrove, just check the school ratings to make sure ;-)

Highgrove Elementary: 5 out of 10

University Heights Middle: 3 out of 10

John W. North High: 5 out of 10

Yup, that's Highgrove for sure!



p.s. In Irvine, the lowest public school score is a 9 out of 10 for Elementary, Middle and High School.

Sad, but true... The investors are here in Highgrove to determine its actual market value, and they know nearby UC Riverside is the money-maker. Otherwise, that home would easily cost less than $500,000 if UC Riverside never existed in the first-place.

Its funny how OP used to come here and basically make up having this Mcmansion house, but crazy thing is even if he did buy that house IMO is one of the worst subdivision planning as of date.. that spring valley ranch neighborhood is literally a "plug and play" style Mcmansion neighborhood plotted on whatever available open land.. developers decided the industrial area between San bernardino and Colton is fit for those tacky sorta ugly new style houses that are cheaply constructed yet grossly over valued, especially right now. I also notice he likes to bash Moreno Valley but did not take notice that Moval is actually layers better than it was even just 2 years ago and developers are eyeing on the redesign of the local mall to further gentrify the area... the same cannot be said for Highgrove because again, it's situated in an industrial area between 2 relatively very old core cities plague by some of the highest VIOLENT crime rates in the state... really theres no comparison of the two as Moreno Valley is a fully functioning, continously improving suburb while Spring Valley ranch is a subdivision created for the sake of quicker profits..

I reckon if these plans actually come into fruition the Moreno Valley mall might be one of the premier shopping centers like Ontario Mills or Victoria Gardens and will be a 3 peice combo east of the 15 along side the Tyler and the Cabazon outlets.

Spring Mountain Ranch neighborhood in Riverside (or east of Highgrove) is an expansion of city of Grand Terrace, actually, located in the San Bernardino/Riverside county borderline. It is not really in Highgrove or Riverside. SMR may annex into city of Riverside someday, instead of unincorporating into Highgrove. Grand Terrace has a low crime rate, and it's rated one of the safest cities in California. SMR has a similar housing environment with Grand Terrace together. The main road in this area is Mt. Vernon Ave., starting from SMR, then Grand Terrace north nearby, then to Colton next, and then concludes to San Bernardino at the end.

I know about Grand Terrace or High grove, whatever you want to call it.. I just know everybody around here know that area you're talking about is no good. Just being honest, the whole area surrounding that development you're referring to is not a good area and if anything is one of the worst areas of the Inland Empire outside of Baseline, 2nd street, Highland ave and the whole High desert area Victorville etc. That neighborhood also sits just right outside an ugly rundown freeway (215 N). They built those houses in a ghetto area, it's very common to see this in CA.
