Considering purchasing a mobile/manufactured home in San Diego county. Not sure if the land comes with these homes or if the lot needs to be rented. I’m

What are the pros and cons of buying a mobile/manufactured home in these areas?

If you buy a mobile home, you'll be paying space rent.

That's not true. There are a few that are owner owned.

There are some unincorporated areas East of the 805/15 where it is possible to buy a nice manufactured home on your own lot (in other words, NOT in a park), or where you can buy a piece of land and put a manufactured home on it.. Depending on my budget, this is where I would start.

More expensive, but better appreciation and resale value going this route.

My wife and I looked at a mobile home park in Carlsbad about two years ago thinking that was our answer. We saw three for sale in the 180-200k range and thought we were finally going to get a place we could afford. We were SO stoked.....until we were told the lot rent in said park was about $1700 a month!! LOL....ah good times. Yes, if you could buy a piece of land to put one one, you would be in good shape. The problem is finding the land to do so due to zoning laws, etc....

Default Living in SD and a park

We bought a home in a 55 plus park, in San Marcos, and are currently listed with a realtor

not because of high space rent..it is only $565 a month, and about $70 total, a month,

for water, trash and sewer, plus whatever usage you have for gas and electricity,

depending on temperatures outside. We are wanting to move out of SD County entirely.


However, for this park, which is off of Linda Vista Drive, on an average, total bill of about 720 a month,

but it becomes more in the freezing winters and hot summers.



Years ago, we lived in a park where the residents finally bought the land, under the mobile homes

and it is a 55+ park, in San Marcos. Great jacuzzi, club house, landscaping,

swimming pool, quiet and well-maintained. I wish we had not sold and moved

from that park 31 years ago.

It all depends on if you want to pay more for a home, as houses on sale in that park,

now are asking over $265,000; we sold our triple wide 31 years ago, non-owned

land, then, for $74,000.

Today in this rental park, where we hope to sell, homes are selling for under $180,000 mostly.

It, too, is well- maintained, pool, exercise room, jacuzzi, social events, a dog exercise

facility, and a laundry room.

So, it all comes down to which you prefer: owning an expensive piece of land somewhere,

with high property taxes, or renting in a park, with low registration fees, no taxes,

or in a park, owning the land, and probably paying property taxes; this I do not know for sure.

I could name the park if it were allowed here..I can say it is off of Barham Drive.

Said no to a MH? They really aren't bad. Most of the newer ones are spacious and pretty nice. How about an RV? LOL
