Hi all,

I am sorry if I am asking the same question many others asked before. I was reading through and actually coudn't find the answer I need. I am moving from NY City to SD with my family. We are mid 30s and have two kids: 2.5 and 12. I am looking for an area to buy a house which is in very family oriented part like Carlsbad or Del Mar. We want to get a house not far from the ocean, with good school disctics. I do not mind to pay property taxes and so on for a good school disctics, family oriented area, and close beach location

Any answer is very appreciated.

P.S. We are making over 150K per year, so money is not a question here.

150k a year won't afford you much more than a condo in Del Mar. Carlsbad tract homes 6 feet away from your neighbor cost 600k+. 150k a year is not going to get you much in Coastal North county San Diego unless you have some equity going in.

Better to know what your budget is than your income.

You might be able to find something in the City for those prices.Notice the word "might" is in bold.But if money is not a problem, go for it.People praise the North County for there schools,parks,and quality of living.

Heres what to do.....rent for maybe 6mos....if you can
Then find something you like in the right area after seeing for yourself, where things can change, don't forget. When a house comes on market you like offer 50% less .
...Simple as that, these are negative times and you got the ball with the income, so......YOUR THE BOSS ( Continue with the 50% offers until someone bites...the homes are way over priced

What is your housing budget?

Where is your job located? Spouse work? Where?

I like redfin for home searching and School Performance Maps for getting an idea of where higher performing schools are.

Integrate those four pieces of information above with what you see here:

Once you come up with some candidate neighborhoods, search the threads for those neighborhoods, and ask more questions.

In all honesty, 150K for a combined income is not an incrediable amount for SD standards. I suggest North County (good school district), maybe a condo (cheaper). On the other hand, maybe you have a stash of cash for a large down payment in which case I would suggest Del Mar. Scripps Ranch, and Poway are supposed to have good schools too. Here's a bit of info about the San Diego Unified School District which maybe helpful:
