If you can afford it, I'd recommend Walnut Creek over Concord. I don't know the specific area of Concord, but my opinion overall with Concord is meh. Its not the worst, but not the best area. The part of Concord I prefer the most is bordering Clayton.

Stay away from the Monument Blvd area, as people have said. The closer to Walnut Creek, the better. Treat Blvd and Ygnacio Valley Blvd have horrendous traffic. Everyone from east county moves along these 2 roads west to I-680 in the morning, and east back home at night. The other area I don’t like is around Buchanan field.

When I first relocated to the Bay Area, I was put up in corporate housing in Concord because it was the only place that would take a large dog. That was around Ayers road. It was fine. Crystal ranch is a big new development off Ygnacio if you want “upscale”.

I was in Concord yesterday visiting a friend who lives along Clayton Rd about a mile east(or north?) of the BART line and it seemed fine to me. Is it Alamo? Well no, but it's decent for a middle class area I suppose---of course in this market, home prices are outrageous so good luck with that.

I also like this area west of Diablo Valley College that I think includes Martinez, it seems very family oriented and on the upscale side, but I digress.

DVC is in Pleasant Hill very close to Concord, which is east of Contra Costa Blvd, and Martinez, which is to the north and west. The western border of Concord is basically Contra Costa Blvd/ I-680. Houses in this area will be considerably more expensive because it’s Pleasant Hill schools.

Concord is similar to what we call "hit or miss" out here in Sacto.

I would try to find neighborhoods that feed in to schools in Pleasant Hill or Walnut Creek if possible. Or at least something that feeds to Clayton Valley High, Concord High if you can't swing Clayton.

It's not bad per se, mostly ranges from blue collar to basic middle class types. There are some rat fink wanna be thugs, typically found around Monument and Detroit. But a lot of those folks are just poor, many work, and they are not all bad people. But most of the scum is concentrated in those poorer areas.

Avoid anything that feeds into Mount Diablo High.

A lot of scum bags also come to Concord from the Delta to "kick it". A lot who's families got priced out of other places to Bay Point, Pittsburg, and Antioch. A lot of them come to Concord just to see "what's crackin", and looking too see if they can "come up" (steal) on something.

I was never aware of spillover crime from Pittsburg, but it seems plausible. Concord is safe and mostly middle class. Seeing as he's retired, he might like Clayton, which has a high senior population.

It's not as bad/pronounced as say East Oakland into San Leandro, but yeah folks from the Delta communities typically come "over the hill" to Central Contra Costa for amenities, shopping, entertainment, and sometimes to commit crime.

I personally don’t like the housing stock in concord. It’s almost all ranch homes and I can’t stand those , so, for me, I believe concord is overpriced. Still cheaper then a lot of the Bay Area with ok schools and lower crime rates.
