I hope that people do not think that the price/quality ratio of Broadway Grand is indicative of what buyers wanted. As you say here basically everyone was in agreement those units sucked, but they were the only game in town.

Moderate priced units would be helpful too. All of these condos should not start at $350k for a 1 bedroom...........

Well when you're the only game in town, you can't be blamed for pricing at what the market will bear. The Grand sees the writing on the wall that if they go condo, by the time they reach market, they'll be the only new(ish) condos on the market (after the Bond sells out). There's nothing else under construction now.

Hopefully rev2 is more logical than rev1 was. They needed better finishes and small tweak to work well. And better insulation from what I heard. Apparently it is very very loud there.

Signature has Grand plans on Broadway - San Francisco Business Times
Broadway Grand Phase Two : Eater SF

Chop Bar: Mexican Edition will be in Phase 2. As will Numi Tea.

The recently opened Hub Oakland is also part of the Phase 2 project.

If I recall, Phase 3 will be that surface lot across the street.

Ah yes. Unfortunately they were approved for 350 something units and changed plans down to 100 something for some reason.

Anyone know how quickly The Grand will be converted to condos if they do? To make the conversion, does it take a year or so?

Also, how does The Grand rate in terms of quality? I've heard Broadway and Grand sucks, but is The Grand much better? How is the noise level?
