My two cents...
I worked at Barnes and Noble 20 years ago and the railroad tracks was and still is a deterrent. I watched so many dumb people try to cross the street when a mile long freight train was stopped entering the port. That's why the wife and I stopped going to Miss Pearls at JLS the train noise and the change of ownership ruined the ambiance of the restaurant.

Would be a grate location say for the tracks.

We stopped going there three or four years ago, after the remodel. We tried their night club scene; the seating was uncomfortable. Sad to here it's gone. Before the remodel, they made the best Rum Runner.

It's since been replaced by Lungomare, which is actually doing pretty well. JLS has changed a lot in the last 3-4 years. Hell, it's changed a lot in the last 6 months.

I've always liked Clinton, not only because it was the first place my parents lived after they got married 40 years ago, but because it's a very family oriented neighborhood and has a great location with some very nice old homes.

There is a nationwide shortage of hip and trendy (aka: high density, small parcel, walkable) neighborhoods. Every single one helps (+disclaimer about gentrification).

Although to amend my previous comment -- went and read the actual linked article, have to say it's a standard "White People Save The World (Again!)" piece. Perhaps if Rockridge, Berkeley, San Francisco, etc., allowed more housing the authors wouldn't be generating anger and resentment in their new neighborhood. We need to build more urban housing that allows people to live in the city without destroying what makes a city great

Tierra Mia opened today! I went in for the Horchata Latte. It was excellent, perfectly frothy milk!

Not that we needed another coffee shop with fancy coffee and starter pastries. But glad to see that spot filled with a tasty cafe.

AC Transit Bus Rapid Transit Project Clears Major Milestone | AC Transit

And it looks like, it has been realigned from Telegraph to Broadway above the lake, since the losers in Berkeley decided they didn't want to give up parking and make the needed street improvements.

I wonder more about the Broadway alignment, this is the first mention of Broadway being the route I have seen.
