Property value of our family's suburban home took a major hit. My parents home that was worth 150-160K in 2001 was worth 110 - 120K in 2007 (or 08) when we sold it. I think millennials will choose to live in the places that get them the best job and best living conditions. Right now, that's probably SA or Houston.

It was hard to find work in Austin when I graduated from UT in the nineties, and I imagine it's gotten worse. My friends who still live there keep moving farther out to around Rock or Georgetown to afford housing. Austin pays less for many jobs because they can. I had a girlfriend save for years to move there, because she was going to have to take such a big pay cut.

Traffic is bad in all the major cities of Texas. Sprawl is rampant in all of the cities too. I don't think that affects millennial decisions.

BTW midtown/Washington Ave. in Houston is crawling with twenty something professionals in Houston. It's a very different vibe than when I was in my twenties in the late nineties/early00's.

It's more like a rivalry of cousins. Using Gone With the Wind metaphorically, Houston is Melanie Hamilton: dependable, earnest and pretty enough. When she attends a ball, she keeps company on the sidelines, not wanting to call undue attention to herself.

Dallas is Scarlett O'Hara. She is vivacious and independent, with an air of sophistication and confidence. When she attends the ball, every man's eyes are on her. She is the center of attention, rightly so, since she's the most beautiful lady in the room.

LOL.. wutt? what false reality are you living in? Dallas is FAR from the center of attention. and also, FAR from being the most beautiful metro in Texas.

But in what room is Dallas the most beautiful? I think most people would say it's only a marginally better looking city than Houston if at all, and thats only because it has zoning. Still Austin is usually called the most beautiful city in Texas.
