Regardless of age of home, where are the areas in metro Tulsa with housing under $125K that is well constructred, safe, well kept, etc?

If you are looking for a starter home, I'd think you would find plenty of options in that price range. You need to narrow down what type of commute you desire and other amenities and then you can pick your general area and work from there. If you're still worried about picking a bad area, you could post the general location and the posters on this forum could probably be more specific about whether you have chosen a good or bad area.

When I moved here, I was warned that the areas in the northern part of the Tulsa area were unsafe. I was specifically told not to shop north of 21st street. As far as cities, I was directed more towards Broken Arrow, Bixby, Jenks, South Tulsa and Owasso. If you don't have children, then there should be even more choices that would be good for you.

Sorry to be so vague. We would be moving from OKC.

We like area around Utica Square but seems cost prohibitive. Have some experience with St. John's hospital so that part of town is what is most appealing. Would definitely consider something more suburban though.

Is area around southern Brookside safe? Homes do not seem so nice though on west side of peoria - east side looks better.

Is area between 15th and 21st around Harvard safe?

What about area south of the Promenade?

Might be tough finding a place near Utica Square... but if you go east a bit to Florence Park, you might get lucky. Great starter homes with lots of character there.

Brookside, just stay north of the highway and your ok. Try to get as far north as possible on Brookside as the homes get nicer and nicer. The infill of new homes and refurbishment of older homes is gradually spreading south. I lived at 46th and Brookside, west of Peoria, for 6 years before the home I am in now. It was a very safe area, but yea, the little homes there can look a bit,,, worn. But, the location is still nice and nicer as you go north and yes the east side is better but your not as close to the river.

15th and 21st Harvard,,, shoud be ok, cant really visualize it right now.

South of Promenade.... funny you ask, I live there right now in that little strip of a neighborhood between the mall and the highway. I really like it and the area has been on the improving swing for years now. The new and growing OU Tulsa is also starting to add a positive vibe to the area. I like that I can easily walk or bike to restaurants, 2 movie theaters, the mall, bookstore anc coffee shops,,, can almost make a run to the grocery store between commercial breaks lol. Crime... the stats may not look great but thats mostly because of things like someone snagging something at the mall, etc. I have had no problem in or with the neighborhood. If you want an urban lifestlye, close to everything, (has one of the best walkscores in the city, even beating out areas like Brookside and Cherry Street) but in a very affordable, quiet pocket of a neighborhood... this aint bad. But I must admit I miss Brookside, just being closer to Historic Mid-town and downtown and the river.
