I think it depends on the building. Something like The Landmark could be easily converted to market-rate apartments due to amenities there already that are comparable to what you see in market-rate - therefore, owners don't have to shell out that much money for the conversion. On the other hand, some places like The Varsity would have to do extensive remodeling and reno. (costing big $) to make it market-rate, non-student housing - gearing it toward people with money and discernible tastes.

But in the end, there just needs to be more student housing (graduate especially) AND market-rate (with retail and food component) housing together on (and off of) Route 1..

The Ledo Restaurant downtown was recently listed for sale as the owners (Marcos brothers) are retiring.

Well that's sad. Literally the only pace I know where to get seafood pizza with blue crab, shrimp, and scallops.

I wasn't impressed the first time. Might have to go back and give them another chance. Hope they dropped the price on those $40 t-shirts that just has a few words on them.

Yes, they say the Clarice at UMD will still host events and they are looking for someone to run the restaurant part, but since the Terrapin Development Company owns the building, I assume rent was reasonable and Milkboy still left? Was business that bad?

TDC does not own the building but has a lease on the building. The building is large and the cost of the lesse is high.
