I saw this article and said to myself, man they need another restaurant in this place if they continue to get this type of guest list and I know that multiple NFL teams stayed there last year. Yeah. The RT. 1 corridor in College Park is hot. Even Jared and Ivanka stopped by for a burger at the Burger King.

Chick-fil-A has been working to put a restaurant at Baltimore Ave & Greenbelt Rd. Major issue is its need for a drive through window. Would need 1.2+ acres for such a restaurant. Will not be welcome probably anywhere because of traffic concerns.

It seems like acreage shouldn't be an issue if the U-Haul property and single family homes (south side of Branchville Road) were consolidated. You could probably fit two fast food establishments into that single plot of land. Traffic concerns could be avoided if the entrance and exits were placed on Branchville Road, which could be widened by tearing down the auto shop and the only single family home on the north side of Branchville Road.

Ok, but that pushes a lot of traffic to 48th Ave and the intersection of Greenbelt Rd. Branchville Road is a very old road. Is it a road on City property or is an easement across private property? Perhaps some of the reasons why the project has dragged out for 3+ years.

The sector plan allows for the removal of the 6 houses on this block which is isolated from other homes. The U-Haul owners have long owned the adjacent house and Chick-fil-A has an option to buy the second house in.

SHA will not permit left turn into or out of Branchville Road with regard to Baltimore Ave. By 2021 their will be a median running down this section of Baltimore Ave. This is what makes the intersection of Greenbelt Road and 48th Ave important enough for a traffic light there

The area between 48th Avenue and 49th Avenue should be under consideration for redevelopment as well. It's not much of a neighborhood and has a lot of empty space.

Not familiar with Qu Japan, but Eater DC had a list of 13 essential ramen spots in the DC area, and Qu Japan, located in College Park, was listed. https://dc.eater.com/maps/best-ramen...yland-virginia

Qu Japan is really good! Love their ramen and hibachi dishes.
