Love the arial shot to give people a perspective of all the work going on at one time. Truly amazing. Some towns in the country don't see this much development in 50 years.

I think this goes to show the massive opportunity that RT. 1. provides developers. Kudos for the city and UMD for seeing that and getting on one accord.

And that doesn’t include the two proposed projects to replace the few remaining Knox boxes. Are those still on track?

As far as I know. I've seen the plans.

My question is, what's with the proposed wine bar next to the laundry mat? I swear that has to be the longest "Coming Soon" project on the planet. lol It's been what? 6 Years now? At what time do they start getting notices for blight? I thought there was a time limit set on how long you could leave a lot in the current condition. The construction across the street will be done before this wine bar gets started.

More supply driving up costs? That's interesting. With all the beds that came online in the last 7 years, there's still a housing shortage? I guess that's good news? It means that applications are increasing and undergrad student pop. is growing. Doesn't this new student housing also include dorms? I thought I read where three new dorms were constructed recently.

A surge of new apartment units in College Park could prompt housing costs to increase in the city, exacerbating housing affordability issues for University of Maryland students.

In the next year, two new housing projects are expected to open in College Park: the Tempo and Aster projects. Greystar, the developer that manages The Alloy and The Varsity, also has plans to partner with Terrapin Development Company on a project on Knox Road.

The arrival of the new complexes comes as student housing demand increases. Some experts say they are also the latest effort to incentivize people to move to College Park — the rise of the Discovery District and proximity to the Metro being other incentives — which could in turn cause housing prices to soar.

“Density tends to lend itself to greater affordability, but density doesn’t equal affordability,” she said. “If there is not an overall increase in density with a variety of housing units available to a variety of housing types, you may not get more affordability.”

Lol, it’s like these journalists fail to grasp the counter factual, where you don’t build more housing and rents in existing units rise EVEN MORE than they would under the scenario where you allow more apartments.

Heck, even all of the sources the author quoted were all saying the obvious, but instead the author filled the rest of the article with a bunch of oh-nooo! handwaving.

The headline had me wondering whether the author had chanced across some technicality, like "nicer apartments at higher price points will skew average rents higher." But... no.

Ledo Pizza now open in College Park, under new management. Hope its still good, different when its the original owners vs. a management group with multiple locations.

Ledo Pizza is now open in College Park for its soft opening, 10 months after the landmark local restaurant’s previous owners closed doors.
