Hi, dilemma, thinking to move to WPB. The areas we liked: Flamingo Park, S Olive Avenue, El Cid. Are those areas safe ? What are the 2-br.prices (rent),pet friendly! We have a kid, its a big concern. What about schools? On schooldigger the ratings are really low...( the best is Palm Beach Public school. Is this school ok? any info will be appreciated

I really like the areas you mentioned.


Public schools there were not to my liking.

El Cid rents will usually be very expensive... couple thousand for a single family house at least. Less for a condo.

In Flamingo Park, SFH rents can vary immensely... from 1000 to several thousand for a SFH. Same with the Southend (S. Olive) area.


El Cid and Flamingo Park will most likely be zoned for Palm Beach Public school (elementary), on Palm Beach. It's A rated.

The "southend" will most likely be zoned for South Olive Elementary, also A rated, which is next to South Olive Park.

The middle school is Conniston, on Parker Avenue, which is A rated.

The high school is Forest Hill High School. B rated.

Don't know why the ratings are low... could be demographics of the student body that a lot of parents don't like. But this isn't the suburbs, so diversity is it.

Nope, no unusual issues. Know people in the Southend with kids as well ... no problems complained of.

Like most in-town areas, property crime (of opportunity... such as leaving car doors unlocked) would be the biggest issue, because this isn't a gated area. But I haven't had any issues whatsoever in four and a half years living in West Palm. On the other hand, a friend in Palm Beach Gardens had his jeep broken into at the mall (zipper soft top), and my secretary left her purse on the seat of her car at McDonalds in the bad part of town and had it snatched while she ran inside the restaurant.... so lock it up!

I talked to a deputy in the WPB area, yes he told me there are people who walk around parking lot and try to open the car doors if unlocked. He told me they also knock at single properties, if someone answers the door, they would just make up a name and say "Oh ! Wrong address"; If no one answers the door, they would go to the back of the house, and break in the back patio door.

Stay 33401 South of Okeechobee Blvd. for better ranked schools.


And also, 33405 East of Dixie, South of Southern, for South Olive Elementary.

One of the historic neighborhoods is zoned for a school different than S. Olive Elementary or Palm Beach Public, so be sure to doublecheck that.
