What's with the prices of condos for sale in Buckhead;
they seem quite low in several (recently built) buildings?
Is it just the state of the market or something else?
the crime rate or maybe the financial status of the HOA's
due to forclosure/short sales? I understand Buckhead is
prestigious area?

It's not the crime rate or anything like that. It's just the state of the market. A great time to buy!

How about Buckhead Grand & Eclipse in particular? You can get some
pretty good deals there it seems...Am I missing something?

Well, if you're expecting a lot of appreciation that's probably true just about anywhere in the country. On the other hand, if you've got reasonable expectations, it seems to me this would be a good time to pick up a stable investment at a relatively low price.

I plan on staying long term, but would like to be able to sell & at least break even
if necessary...

Yeah, I tend to agree. Several economists are predicting that housing may drop 5-7% next year, but I don't get the impression prices can drop too much more after that. (If there are substantial drops of 25% or more from where we are now, there are probably going to be far worse things to worry about in the economy than housing price declines.) There are still tons of foreclosures dragging values down at present, yet housing supply overall is really starting to decline. As soon as demand starts to pick up, prices will start to rebound.

I don't think we'll see skyrocketing appreciation like we did before 2007, and that's a good thing. But I do think housing will start to get reasonable amounts of appreciation again starting in 2012 or so.

Of course I have to come across the following article after posting a semi-optimistic outlook on housing:

Gary Shilling: House Prices Will Drop Another 20%

Another 20% drop in housing?!? Yikes, I hope he's wrong. But he's got lots of not encouraging charts here.

Seriously. If those predictions are right, it essentially says that the majority of mortgages are destined to be underwater next year. Which means almost no one will be able to refinance. Part of me finds that hard to believe, because it doesn't seem realistic/sustainable for *everyone* to be underwater for too long.

Despite all this gloom and doom, I'm noticing that overall supply of houses/condos has been dwindling compared to last year. At the same time, I get the impression increasing numbers of buyers are waiting on the sidelines but are too scared to pull the trigger yet. The demand will be there eventually, as long as we don't start overbuilding again. And as long as demand increases and supply decreases, the market will begin to stabilize.

Plus (and Shiller doesn't really address this), a lot of new housing is selling at replacement cost, or even below replacement cost, right now. I can't see how this underwater thing can be that drastic for too too long.
