My family and I currently live in Northern Virginia (Vienna) and are contemplating moving to Atlanta. While I have been to Buckhead dozens of times for business I am not familiar with the residential areas. We have found so far the area is similar to Vienna in home prices which is suprised us. We thought moving to Hotlanta we would save a bundle . Our budget is $1.5 which I am finding almost needs to be upped in Buckhead a bit to get us an equivalent home. We currently have a 4400 sq ft home on three levels with a 1/2 acre lot and would like something similar. Is that an accurate assessment? Are there other areas to consider that are similar to Buckhead? For schools we have heard Johns Creek and Alpharetta are excellent choices and newer larger homes there would be significantly less. From a commuting perspective I would work out of Buckhead and travel occasionally through ATL.

We really like the feel of the neighborhoods in Buckhead vs the cookie cutter developments in the northern suburbs and the fact like Vienna which is next to Tysons and Reston the Buckhead business/restaurant area is close.

Our main concern is schools in Buckhead it seems the elementary schools are fine but the high schools are not so good. I've asked a few folks I work with and they seem to indicate many in Buckhead send children to private schools. Are the schools good/bad/so so?

I live in Buckhead. I think the best compromise on schools is Heards Ferry cluster in Sandy Springs right next to Buckhead. 30327 is the zip code, which is also shared by the wealthiest area of Buckhead. You can't go wrong and you avoid City of Atl taxes. The houses are the same as those in 30327 in Buckhead. Literally, cross one street here, you're in Buckhead and cross one street there, you're in Sandy Springs. It is almost impossible to distinguish. Look for houses off Powers Ferry and Long Island Drive. Good luck

Sounds like you'd probably like the North Buckhead or Chastain Park areas. Excellent elementary schools and several folks we know really like the middle school.

Although there's a beautiful new high school, many use private schools for the upper grades. There are many top flight options.

You should look at John's Creek and Druid Hills. Druid Hills will have a similar school situation, excellent elementary, definitely not excellent after that (but most parents do stay public). John's Creek has excellent public schools through HS. But, of course, its a bigger commute.

My thought was North Buckhead as well. I'm frankly surprised that the OP is having difficulty working her budget within that area. My sister sold her house in North Buckhead (which pretty well matched up with the OPs list of needs) for considerably less than 1.5 million. Plus Sarah Smith Elementary is a well regarded school.

I will save you the embarrassment and not trying to be mean, but nobody in Atlanta calls it 'Hotlanta.'

Where do you work in Buckhead? Do you mean the Lenox area or south of there, like Piedmont Hospital or Buckhead Atlanta etc? Do you want walkability? How many children do you have? I'm asking because, taxes are such within the city limits, that many families who do private school choose to live right outside the city limits (Brookhaven in Dekalb, Sandy Springs in Fulton or Vinings in Cobb). I would not choose Vinings necessarily if your commute is to the Lenox area--I personally hate that drive.

If you only have one child, the amount you save on taxes by living outside of the city of Atlanta would make up for some of the expense of private school tuition. Some families live in Buckhead/city of Atlanta for elementary school, with an eye toward private and moving out of the city for middle and high school. (I can hear the urban planners getting their panties all wadded up already about that, but, hey guys, I'm just stating the reality!)

I think your budget is well within the range for what you want in Buckhead, and the areas other posters and I have mentioned.

If your budget is 1.5 million you might want to consider private school. There are very good ones to choose from. Not really sure why you would want to live in Buckhead with that kind of budget and go public.

I second this. I live in Buckhead in one of the neighborhoods that would be on your radar and have young kids. I would say about 50% of the kids in Buckhead whom we know through sports etc go to public elementary school. But once you get to middle school, the number going to public drops off precipitously, with maybe 5% going on to public middle from the neighborhoods in your price range.
